How olds the house? I wouldn't worry about any of those survey points to be honest. If you're happy with birds nesting in the roof then there's no issue. If you're not then you might struggle to get rid of them as i presume it's the same as bat nests where you can't just clear them out.



We're supposed to exchange today. I'll believe it when it happens!

The house was built in 1990, so it's coming up to 28 years old. I don't think that's very old at all when it comes to house electrics, so I think the surveyor has listed them down as they didn't see any certification, just as a precaution rather than something I need to act on immediately. I guess they need to cover themselves.

Regarding the birds - I heard that I won't be able to get rid of them this Summer at least, but as long as they're not pooping over all my stuff or generally causing a nuisance, I don't think I'm too worried :p

Sounds like you're really close now too! I hope I'll be exchanging early next week! :D
 
Got approved for my Mortgage yesterday with M&S Bank just waiting for the offer letter to drop through the post.

Waiting for an update from the solicitor to see where we are at.

This will be my first ever place and its starting to get real now.
 
Little bit of advice to everyone that my solicitors (shockingly) didn't advise me of.

When they ask for proof of buildings insurance for your new property. Make sure it's done from the date of the exchange and not just from the date of completion. Because then you end up having to cancel your policy and take a new one out on exchange day which is inevitably more expensive!

Eugh, just hit a massive roadblock with our purchase. The vendors solicitors have finally replied back to our solicitors enquiries and there's one major red flag.

Back in 2016 the vendors had a single storey extension built, but it turns out it was built without any building regulations approval, and there are no building regulations compliance certificates.

Our solicitor has said that the vendors will provide an indemnity insurance for the lack of building regulations, but this obviously won't cover any costs if it falls down, or results in devaluing the house etc.

Our solicitor has advised us to have a builder survey the extension to ensure it was built correctly. Would we be able to get building regulations compliance certificates from someone assessing it?

Would it be unreasonable to ask the vendors why building regulations approval wasn't sought?
 
Yeah, think i'd want an explanation of why there isn't any certificates. Is there even planning permission?

No-one will retrospectively grant building regs approval without coming out and ripping bits apart to check wiring/building methods meet the standards. As no-one can check there are sufficient foundations etc.

If it was older i'd say it was less of an issue as it would've been standing for a long time, but only being 2 years old there's still a chance issues will emerge.

I'd see what the vendors answers are to why it was never granted and maybe try and renegotiate a discount if you can. All depends on how much you want the house and whether you can afford the risk of potential repairs should something happen.

We are relocating from Hemel Hempstead (work in Watford) to Tingley for this exact reason. 2 bedroom house across the road from my current rented accommodation is currently up for £325k! Just couldn't get on the property ladder down here. When work said "would you like to move to our northern office" I almost bit their hand off. Relocation package helps too, just found out they will be paying our legal fees! Feeling a bit like a pig in poo at the minute :D

Just couldn't get hold of our vendors for final instruction it seems.

You can all look forward to a post tomorrow morning wishfully hoping it happens!

Hopefully exchange tomorrow, for completion next Monday? Or is that wishful thinking?
 
Haha, we've got a completion date in place of the 6th which is next Friday so we're all set for that (along with everyone in the chain). Although the way everyone is making a huge mess of the exchange i'm not feeling very confident!
 
Well after what feels A life time we complete Tommorow, we sold In jan fell through in feb and sold again to the same couple in March it’s been a long 6 months

We’re all packed and lorrys arrive at 7.30 am. Metro bank have sent funds to my solicitor already so we are ready just waiting for the chain to sort itself below

Spent a good 32k In stamp duty and fees :( that part is brutal

Yeah as far as I could tell, planning permission was granted. But I just can't see any valid excuse for not having it signed off. It's almost as if their mate Dave from the pub built it over a weekend as a favour.

I think we're going to demand that they get retrospective building regs compliance at their own cost. Frankly we don't want to spend more money having someone look at it if it's not been built correctly. The only other option we've thought of is to drop the offer price by as much as it would cost to knock it down and rebuild properly, but we'd probably be looking at something like a 30k reduction there, and I think they'll say they can't afford their new place if dropping that much.
