Usually target people looking for a quick sale. They'll make you an offer you accept then at the last minute come back with some excuse to lower it right at the death knowing you're desperate.
Quite, the trick is all about BMV (Below Market Value) so you can expect your new best friend to 'help your problem'. It is never about buying your house, that is secondary, it's all about you and helping your problem. Yes I may have seen some of the tactics used, never used them myself. There are some people who are now multi multi millionaires through doing it. They also do as ron3003 said.
Is there a reason you aren't putting through an auction if you want rid fast?
I wanted to sell mine. Had estate agencies evaluate it. They said it was around 65K for 2 bedroom standard end terrace. (row of 3 houses). I tried WBAH and they offered 45K for it. I said no. They then said they could push to 55K but would take around 3 months as they would have to find an investor willing to take it. I also said no again.
