The nervous wait to exchange....

Quite baffled really. What reason can you possibly think of for them to do so? I have engaged Virgin who are digging up the street in front of my house to provide me with service and I only complete in October. Sooooo, yea. Ccrack on! :D

I blame my anxiety, worry about too much stuff really haha. It seems to not be an issue so I'll go ahead and order tonight.

Maybe a stupid question :D...

I need a witness to sign a deed transfer. I know it says over 18 and not connected to me.

I currently rent a room from a live in landlord. Would he be okay to sign as witness? His address is the same as my current one (hence live in landlord). He's not family and I suppose you could say the only connection he has is that he loses rent when I leave lol

Arg, the house we want is now live on the market, but we can't apply until we have an offer on our flat, and the people that have viewed are taking their sweet time!

Chances are it will go before we can get it :(

Isn't this just a totally ridiculous concept? What if the people who viewed yours can't put an offer in because they haven't had an offer on their place? Etc etc...
 
So my search report came through from the solicitor. Mostly fine, just 1 or 2 things for the solicitor to raise enquiries on but no show stoppers.
Now just waiting on the remaining enquiries to be answered (which seem to be taking an age!) then hopefully can exchange in a week or two!

Quick question to all that have gone through the process before - How long typically after exchange can completion occur?

Minimum five days for most banks in order to transfer mortgage funds - it’s more about what is convenient for each party of course.

You can’t complete on a weekend. Banks closed.
 
Date proposed was the 10th August but I'm in Lake Como for a wedding. Looks like it'll be the 6th now. I work for the mortgage lender so when my certificate of title comes in I'll make sure it gets actioned ;)

Picking keys up next week and need to get some windows replaced, any tips on finding a decent tradesman?

We've had one quote for £2400, top and bottom bay window in a victorian terrace - remove wooden frame and existing uPVC windows and replace with new uPVC windows/frames.

Estate agent came round yesterday to take pictures of our house.
Got 3 viewings tomorrow. Not holding my breath though.
There's about 5 houses on the market that I'd be more than happy with. I'm sure there'll be others once mine sells.

We moved in today; our sellers maintained their track record for being complete ****flaps.

Our removal guys turned up at 1pm, an hour after our sellers were supposed to be out. We finally got in around 2.30pm but They still had **** everywhere and the place was utterly disgusting: catfood strewn around the kitchen floor, the fridge and freezer are both broken and have things growing in them. Don’t get me started on the bathrooms; I would have had a shower this evening but I think I would have come out dirtier than I went in.

I really shouldn’t be surprised given the **** they pulled throughout the sale, but I can’t believe people live like this and think this is an acceptable state to leave a house in when they move out.

So now we’re going to spend the weekend disinfecting everything — massive deep clean from top to bottom before we even think about unpacking anything. :rolleyes:
 
I'm looking to join the property ladder but looking is as far as it's getting. The local market is flooded with naff houses with stagnated prices and no movement.

Have a very decent mortgage in principle but no house worth spending it on.

It boggles the mind. My boss found two weeks of half eaten takeaways in his last house. looks like they just gave up caring moment they were out.

My company primarily does cleans for when people move house and we go in get it deep cleaned and ready for the next owners/tenants. What we see is shocking. Some people just give up caring when they know they are moving out. Dirty nappies was my worst. Had to get the tenant to come back and clear his mess before my team would go in. He was shocked we wouldn't clear up after him. Some people leave bags and bags of rubbish and expect cleaners to deal with it.

I'm purchasing my first property atm and so glad to have my team to make the place sparkle before we move in. Nothing worse than living in some one else's dirt

Our prices vary a lot depending on weekend or week days, short notice, advance booking, as well as time of year with the current season being our more expensive. But as a rough guide, I'd say most companies typically charge £250 - £400 for a 4 bed 1 bath with single oven and couple rooms carpets. We did a 2 Bed flat today for £500, but that's weekend rate, very dirty, last minute with carpets throughout etc. My advice is if you find a company always check the reviews online especially Google reviews. Many companies are dead cheap, but either bait and switch, or do a terrible job which the reviews hopefully will show. Hope this helps

I'm due to complete this Thursday and I'm getting very excited :p :D

I have already booked Friday off work to get stuck into the decorating etc.

Could it be any time on Thursday that I get the OK to go pick up the keys? I've told work I'm going to come into the office that day but I plan on leaving when I get the nod from the EA to pick up the keys - I hope it's earlier rather than later...
