Lead flashing over garage - how to fix?

I've had an ongoing dispute with my builder over how to fix this problem.

This is how the lead flashing looks today (full size image here - https://i.imgur.com/tURGUM8.jpg):

As you can see the lead flashing job is not exactly tidy...

The roofing company has suggested this approach:

"The roofer said he cannot simply remove the existing flashing and cut it in elsewhere due to the lead being fitted around the cavity tray. It’s tricky to explain but here goes, they will run a 12inch lead band at the same angle as the roof over the current wobbly line giving the impression of a straight set of stepped flashing"

I am not convinced this is the best solution here. Is there perhaps a better idea?
 
Seeem legit - if there is a cavity tray in the way then it may well be hindering the flashing - hence having to key the flashing around it at a higher brick course level as per the current solution.

All the builder is doing is showing how they would have to do it in order to make it level - that’s a whole lotta lead lol
 
There is absolutely no reason he cannot remove the top lead that's tucked into the brickwork. It's only tucked into the mortar joint, really it should be ripped out one done again nicely.

That's a right bodge.

You might be right @Maccapacca but @fastwunz did say that they may have been forced to step it like that due to the cavity tray. I don't truly understand the logistics of what the cavity tray is or what it does, but I guess it's feasible that they can't just move it down from the highest point?

a cavity tray takes moisture from within the cavity away from the internal cavity wall - so basicallly it drains away and out of the externall part of the cavity.

Its keyed into the mortar bed so if it is in the way then technically the builder is right and he wouldnt have known that when he first strated doing the lead work - technically.
 
A stepped cavity tray is used where there is a need to rake a cavity tray.

All it's doing is collecting water from inside the cavity that runs down the inside face of the brickwork and throws it back outside via weep joints. Brickwork becomes saturated and weeps inside the cavity.

If your roof is at a continuous angle ie not varying there is no reason the cavity trays are not following and then the lead


It's bad workmanship that's all.

Sorry it's been a while since I updated this one!

I asked about removing the top bits of lead but they came back with this:

"The existing lead sits in a cavity tray if we move it water could seep into the wall cavity. Sadly the only way is to overlay."

It sounds like that top section is just covering up a more shoddy job that has been done with the cavity tray.
 
Can you take a picture closeup where the lead turns into the brickwork?

If you don't mind a bit of noise make them rectify the cavity tray and lead work, what ever they do to that will look a mess

I think I am going to seek a 2nd opinion from other nearby roofers, but I am conscious that I don't want to waste their time, so I may need to offer some incentive for them to come out and see it in person as Linden are in charge of the works.
 
@HungryHippos that really is atrocious and there is absolutely no reason they can't just rip it all out and start again, it's got nothing to do with the cavity tray.

Tell them if they don't offer a acceptable solution you'll employ a building surveyor to do a report and have the work done yourself and charge them.
