The nervous wait to exchange....

Well, my house sold a week after putting it on the market! Got more or less what I wanted for it too. Slapped in an offer on a lovely 3 bed detached for 275k straight away. Think I'm too late though as already sold STC :( It sold same day as mine, had been eyeing it for weeks.
 
We have two houses in Kent, we've just reduced one from £525K to £500k but it's not getting much interest. We've had viewings and one offer at £425k but its a big house that needs complete modernisation.

Lot of people seem to want a modern decor home they can walk into with minimal work these days. My parents had quite a few offers way below value because they had it decorated in a more traditional style and the buyer really wanted glossy white surfaces and LED downlighters, etc.

Where we are now sounds a bit similar to what you are trying to sell - a fairly big house in need of modernisation the seller had it on the market for 2-3 years without much interest I think we were one of two that put in serious offers but we planned from the start on redoing a place.

If it is really sizeable might have more joy dividing into two dwellings and selling separately but that would be extra cost upfront.
 
Nope, it's definitely sold :( So moving on.

Another one we are interested in is very nice, but a bit more than we want to pay.

Wondering what sort of mortgage is too much with us both approaching 50.

Edit: 295k offer made. House is up for offers in excess of 300k. It's been on the market a while so you never know.

We're wondering how much of a low ball offer we'd get if we went to a webuyanyhouse type of place...
 
It's looking likely an offer of 300k is going to be accepted today :)

The house has been on the market since November last year at 325k and the owner has been loathe to take any less.

So will be happy if we can get this done at 300k.
 
I've put an offer in on a house that shouldn't need much (if any work) doing. I've also got a cash buyer looking at mine on Friday.

Hopefully things will kick off nicely this week :)
 
Looking at new mortgage deals, my broker has suggested the following:

2 year fix - 1.70%, no fees
5 year fix - 1.71%, £999 fee

I am kind of tempted on the 5 year fix there, not going to get a whole lot cheaper even if interest rates hit 0%.

2 year tracker is base rate +1.09% without any fee, so initially speaking it would be more expensive than both.

What would you guys do on a remortgage currently?

Not turned the offer down, but not accepting either. Just left us in limbo for the last few days.

Will give it until the end of the week before withdrawing the offer.

Sold our first home of 5 years within 4 days and had an offer accepted on a house we like. Double the paperwork this time round and the whole chain affect sucks the fun out of it for me haha.

Why does it take so long over here? You see in the US they can buy a house and be in it within 30 days.
 
Never sold and bought before, so the paperwork to fill in is daunting :(

No chain for us though at least. An investor has bought ours and the owners of the one we are buying are going to live in their posh motor caravan for a while.

It can easily be done in 30 days if you are buying an empty property.

The main reason it’s slow in England is because no one starts gathering any of the basic information needed to sell until an offer is accepted. Likewise people buying often don’t have the money in place ready to go. It inevitably leads to lost time and time wasters who are not serious about buying or selling.

Almost everything diligence wise could be prepared before it even hits the market, buyers would be far more informed before making an offer. It would save so much time and money.

A small deposit could even be payable on offer acceptance and is only returnable if the house isn’t as described.

Doing the above you would cut out so many time wasters who actually don’t want to buy or sell.

It is a lot of paperwork isn't it! Our buyers are first time buyers so the chain ends there. Just hoping the person we are buying from doesn't join a big chain.
 
I’m so utterly fed up with solicitors. They just seem to lie and lie and lie. The fact that they only to talk to their client means you don’t really know where the lie is originating from in the chain. I presume I therefore can’t really complain to any ombudsman unless I think it’s my solicitors that have lied.

I’ve lived in a fully packed house, furniture pulled apart, holiday cancelled being told 1 poxy piece of paper is sitting on someone’s desk for the most basic rubber stamping for the last 2 weeks. Told we complete and move on a day or so notice at the agreement of all the chain. Then today we are told that paper was only put in post today.

When you’re paying good money it’s frankly unacceptable
 
Made an offer on a property in March, it all went quiet for ages (went on holiday, sorted a few other things out)
got a call out of the blue from the estate agents pushing for an increase so stuck to my guns. they accepted within a day of the call.
Mortgage is all in place. Waiting on searches etc to be completed. property is vacant so im hoping it should all be done in a matter of weeks but I might be pushing my lucky :)
 
Thankfully ours is moving a bit now.

All searches have come back, all looking good.

Couple of queries have been sent back to the vendors solicitor.

We've got the draft contract to read through and sign, then hopefully it's just a case of getting ready for exchange.

Surveyor was booked to look at the property on Monday, but haven't heard from him since, will give him a call tomorrow and find out what's going on.
 
We've just pulled out from buying a house. :( House was old 1920s semi in pretty good location. We knew it needed a fair bit of work which we were fairly happy with, house suffered from subsidence 30 years ago, unfortunately the survey took longer than planned (first guy let us down so had to find another one). We got the survey last week and realised there were few other issues that needed fixing, plus couple of things weren't as we were told by seller. Once we added up all the costs we decided it wasn't worth spending all that money and effort on a house we were only planning to stay for ~5 years. Waiting to see how much solicitors will charge us, so far we down about £700 between searches and survey.
