My wife and I live overseas but are planning to return to the UK next year. we have an apartment we currently rent out in the UK, but will refurbish later this year with plans to move in on our return. This will include new flooring and redecoration throughout, and possibly a new kitchen. I plan to do the bathrooms myself, but use professionals for the other works.

We are considering re-configuring the current layout from a separate kitchen and large hallway to an open plan kitchen / sitting room and smaller hallway. Additionally we think moving the access to the main bedroom could also allow a 'better' use of space. These plans are just ones we have drawn up ourselves to date.

I would appreciate peoples views, especially on improving the layout without creating significant costs. Aware that we will have to meet fire regulations etc. A couple of neighbours have gone open plan, so certainly possible. As far as I am aware none of the walls proposed for removal are structural, but the front kitchen wall is, hence leaving it in place.

Any ideas would be great before we commit to spending a lot of cash. we will never do this again;

Opening the kitchen is nice but take into account cooking smells. No isolation.

Bedroom doesn't seem worth it imo.

Good ideas though, if you like it and can afford, go for it. It's not too outlandish.

Agree on the bedroom, it feels like you lose storage space and i don't really see the benefit.

I quite like the existing layout, its nice to shut off the kitchen sometimes, if one person is cooking and the others trying to watch tv without pans clanging away.

Here's an alternative for the bedroom door but it depends how much you can take from the smaller room:

Planning to engage an architect, but just thinking about options first - thanks for the responses.

I do like this suggestion, the wife would love a walk in wardrobe, and you know what they say - happy wife, happy life.....

Personally, i would keep the Kitchen contained, especially if you have to keep that wall there.

Not a massive fan of open plan kitchen/living room spaces due to Kitchen smells, noise, Fridge humming, washing machine noise etc. Had it in my old flat, would not have it again. I love having a house with a completely separate living room now.

Bedroom/walk in wardrobe idea seems cool though.

Indeed, open plan living spaces look nice but they're less practical. I guess it depends how much you actually use the breakfast bar you create? They always seem like an idea that is nice in theory, but rarely used in practice, YMMV. How dingy is the Kitchen at the moment? It looks like it's sorely lacking natural light which could be a good argument for open plan.

I've never lived in a place with curved walls, nearly rented one but gf dismissed it out of hand :p

If they were windows on a high floor that would be great.
