The nervous wait to exchange....

Cheers guys, just sent an email to the first agent requesting cancellation. Nothing has gone live yet and our second choice doesn't do dual listings anyway after having a chat with them. So fingers crossed they don't give us any hassle.
 
To be honest there really isn’t any reason to do a dual listing because of right move. It’s very unlikely they’ll be able to find you a buyer that isn’t already looking there.

Make sure you are fully released from the contract and they don’t try and enforce the exclusivity period. Check any terms and conditions they sent you carefully.

You don’t want to end up having to pay both agents.

Put forward a completion date on Monday, and they've come back and said the vendor at the end of the chain doesn't even have a property lined up yet.

To top it off, just checked rightmove and a really really nice property in the village came up Monday, I rang to arrange a viewing, and it's sold already.

Balls to it all.
 
Had an offer on our place yesterday which we accepted. And just now had our offer accepted on the place we want. Woop woop. Now need to get on to survey and all the legal fun.
 
I saw a nice property this morning that was listed Monday afternoon. It was sold STC. So just over 24 hours.

There's huge amounts of demand for good properties, no room for lowball offers right now.

I saw similar property come up last week, up on Monday and STC by Wednesday! This stamp duty holiday has put the market in some sort of crazy activity
 
My advice from being in the buying market since December....set up alerts on all the main sites. If you see something good, go and visit it ASAP and don't mess about offering under asking if it's a decent property.

You're not committed to anything until you exchange contracts so there's little point in not putting an offer in even if you're not 100% sure.

Been on the house hunt since December too.
View as soon as possible, just to reiterate.

Viewed a house today, needs a lot of work, has just under an acre. Would be engaging an experienced architect. Been advised by the agent it will go to closing in a week or two*. It was only listed yesterday.

*Scottish system is typically put in a note of interest through solicitor, seller sets a closing date all buyers put in their offer by that date. We had one seller accept an actual offer before closing but their new build was delayed so they pulled from the market.
 
Was meant to exchange and complete on our sale next week, before exchanging on our purchase (moving in with in-laws for a month till completion of the build).

Or legal stuff was all done on the sale, we were just waiting to exchange when we were close on our purchase. Our buyers have suddenly gone radio silent and their solicitors give ours out of office due to furlough. Frustrating as they have literally gone quiet right at the end without a whisper. They have waited for a while due to our previous purchase falling through due to that seller pulling out a the start of Covid-19.

Funny enough even though our house has been STC for months since the stamp duty cut, we've had 6 people begging to view, even after we told them it's STC and we wouldn't entertain other offers to be fair. I don't want to be that guy, but have given the sellers a deadline of the end of this week to at least give a status update, even if it's to tell us there are some delays or issues to sort etc, otherwise we will put back on the market.
 
Still so hacked off I missed out on an amazing property on Monday because I was waiting for our idiot seller who apparently thinks we're happy to wait around for years.

So infuriating the broken process we have in England...
 
Did you get a lot of viewings and offers? Spoke to an agent yesterday and he mentioned that the property market is crazy busy at the moment
A lot of viewings yes, but just the one offer. We had some people who were 'interested' and said they'd put an offer in, but never did.

They offered face to face on their second viewing and I accepted. Saves all the EA bs too.

Confirmation that they are pulling out just before exchange... Back on the market 15 minutes later and already 2 viewings.. Hope the developer we are buying ours from doesn't try anything sneaky as we've put loads of money down for changes.
 
Hey all,

I'm currently in the process of buying my first house with my partner. I'm a First time buyer and the seller has no chain. There is currently a hold up on draft contracts as we're waiting for correspondence from the seller's solicitor. Its already been around 3 weeks to get this through and there's still no signs of it. Has this happened to people on here before?
