Our vendor was ready to move out whenever. Doesn't work like that though

Holdups are always solicitor related unfortunately.

We've been through this twice in the last year, first time we pulled out. Took 6 months both times.

Hey I'm trying to be optimistic here, quit raining on my parade

Having been through the pain with the last purchase and having to trawl through the law society guidelines myself I'm well equipped to head off any nonsense from the paper-pushers this time.

I hope you're right. We thought the same when we bailed on our first purchase. Second one was just as bad, although not helped by covid19 of course.

The British House buying process is just a broken mess unfortunately

Moving home is stressful.

I think we're almost half way through the process of selling and buying; searches are almost three weeks in on both, according to my financial advisor (and EA) my mortgage company surveyor went to value the property we're buying late last week. I'm told by our EA that our buyer's mortgage company is carrying out a desktop valuation.

Our EA called last night, our buyers want to come over and take another look at the house just "to make sure they're doing the right thing". Wife is stressing out as she thinks they'll pull out, but they're in no rush to actually come aorund and the EA thinks they're excited and just want to have another look around.

My wife wanted to do that with the home we're buying. Once you've decided you're going to move, there's lots of practical things you want to know. Like what cupboard space you've got in all the kitchen cupboards, all the storage areas, where all the sockets are etc.

We've held off though. We'll figure it out when we get there.

Their house is going up for sale Thursday so pending some checks i think ill likely go for that and cling to my seat hoping it goes thru fairly smoothly!

Finally got the searches back on the property I'm purchasing and enquiries have been raised. Considering the house is around 2 years old, I'm in two minds whether or not to get a survey done. The house still has 8 years of NHBC. Trying to find surveyors is extremely difficult as they're all booked up until at least mid/end September

Good luck with it all, we have an appointment with our local Estate Agent this Friday to hopefully put ours on the market next week with the view of having an Open day

Yes but i will ask agent to ensure only 2 maximum in the house at a time and i believe that they're not to touch anything. My plan is to clean the carpet once the open day has concluded.

Just be careful doing that, it being a new build does not mean it will be built properly, and NHBC is not all its cracked up to be!

When i spoke to the agents they mentioned that they will do it as we like. We will ask for gloves and mask

Yup that is my plan now. I have spoken to my solicitor to let them know I will be arranging a survey. The prices I'm getting are around £400-600 for a home buyers report. Does this sound reasonable and the going rate?

Just exchanged myself on a (brand) new build and paid Halifax 200 quid for the valuation, so 400 sounds reasonable for a full survey. With ours being a brand new build, we at least get 2 years of snagging on top of the NHBC warranty...

Finally had an offer on my flat yesterday which I accepted. After 13 months on with an agent (and Brexit/Covid) enough was enough and i got rid, new agent has sold within 3 weeks for asking. It's a huge relief, now I'm hoping it goes through without any major issues. Need to start looking for a new place now, although I'm moving on with no chain

I don't think it's quite sunk in yet!
