Buying a house with asbestos on walls

any older house will have asbestos, it is unavoidable. It is also harmless unless you start sawing it up. The risk comes from prolonged expose to the dust.
I was always told at work you don't need prolonged exposer or multiple exposers. You can die/get ill from being exposed once. Prolonged or multiple exposers just increases risk.
 
I obtained a quote to have the asbestos removed - the email also suggested the ceiling be tested as it also has artex - feel like they should have tested it while they were there but were not instructed too. Another £100 there.

Anyway, just under £3K + vat and did not include reinstatement of walls.

I said about the ceiling and the cost of reinstatement. Seller was not prepared to reduce the price accordingly so I've pulled the offer completely.

Unfortunately, the offer I put in on another house was rejected. Odd because the seller had told us what the highest offer was and I went higher - together with having all the lending and funds in place ready to go.
 
Maybe the seller was using you to just get the other people up.

Annoying, but time to move on again. Soo you won't care as much about the houses and will become a little more brutal with offers and the way you deal with silly sellers.

That's very cheap cost to be honest too. I had a quote for some AIB removal and disposal of a garage and that was 3.5k +VAT

I think this link sums it up pretty well, the risks associated with one off low level exposure are small but not 0 the real risks come from prolonged exposure to very high levels of Asbestos. I wouldn't hesitate to buy a house that had asbestos provided the price took the cost of removal into account which unfortunately the vendor in this case wasn't willing to do.
