Hi all, bit of a peculiar one here. When I moved into my house in 2015 I had a load of building work done which involved rebuilding an extension, installing some french doors and a new window.
Building control were informed at the time and visited site a couple times to make sure everything was done to spec/regs and it was signed off by Building Control all fine and dandy at the end of the work.

Ive now come to sell my house and it looks like the tradies who did the work haven't registered the door and window installation with FENSA and my solicitors are saying I need to take out an indemnity policy to cover for this. Whilst I know these policies exist, is this necessary? Or are they trying to squeeze some more cash from me?

I was under the impression that Building Control sign off certificate was as good as a FENSA certificate in relation to work being signed off to a satisfactory level, given that they came to check all of the work being completed at various stages and gave final sign off?

If it is required then i'll just suck it up but i've done some Googling and found mixed reports of whether FENSA is required as well as Building Control certificate of completion so wanted to see if anyone on here had any experience of things like this?

My understanding was that building control was the same level of cover and certification as FENSA, but perhaps it's because it wouldn't have the 10 year guarantee.

my understanding of FENSA is that it exists to prevent a full building control application for something simple like doors and windows.
whereas in your circumstance you have had it covered by the building control signoff.

I have something similar in the house I bought last year. Garage conversion done by a previous owner, no proof of building control, I have corrected a couple of bits and building control are ready to signoff now (just waiting for electrical cert) with no further inspections needed.

I emailed FENSA yesterday actually and they just came back to me confirming Building Control sign off is suitable in place of a FENSA cert! Case closed.

@MassiveJim did the fact there was no building control sign off affect the purchase going through? Did the seller have to buy an indemnity insurance policy or anything like that?
There was an indemnity policy taken out by the previous owner, although I have to say that my solicitor was pants, they didn't flag it as an issue, they just forwarded the paperwork to me.
