Has anyone had a house rewire or a new boiler fit recently?

Just perusing some 'do'er upper' houses ATM and it's been a while since I had any of these done.

I know it can be a how long is a piece of string question but does anyone have any rough ball park figures for how much a house rewire and a new boiler is likely to set me back?

Assuming for the rewire the house is back to brick with easy access to joists and walls for channels and is a 'standard' size 4 bed house.

Similarly for the boiler, I just want to assume it's a swap out of an old boiler to a new boiler (I know boiler swaps may often lead to a need to change pipework and rads in some cases but I'm going to go with it being a swap).
 
See my other thread. Boiler quotes ranged from 4k for a boiler conversion to combi to 8k for a proper boiler and tank in the attic (probably what you'd be after with 4 beds). Cheapest but least guaranteed quote for proper tank and boiler job was 6k.

With that did you need all new pipework throughout your house too or was it just an Insitu swap for the boiler + some new pipework for a tank?

Lots of new pipework and roof jiggery for the flu. A like for like in sitchu boiler swap cost me 2200 previously.
 
The biggest cost is simply people inflating the boiler cost.

I did mine years ago, bought the boiler and paid £420 for the work to install and test, but that was quite an easy job despite going from a system boiler/cylinder to combi, it was already in the garage, the flue hole was reused, the only pipework in the end was <5m and all surface mount in the (internal) garage, then drilled through to the airing cupboard. With me helping doing the donkey work, it was less than 1 day, I had quotes back then for £5k for supply/fit! The boiler was a Worcester Bosch CDi 38 which I picked up with discount codes for £1400 at the time.

And last month a friend of the Mrs (single parent) was struggling, she wanted a new combi boiler, so we did the same, a Worcester Bosch CDi 32 was £986 online with discount codes, and used the same plumber who charged £500, I went around to help, it was just a like for like replacment, the £500 was to also flush and sort out some leaky rads (new TRVs and valves on 4 rads), again squeezed into a full day). She had quotes for £4.5k- £6k.. totally outragious.
 
I paid £3.6k + vat for a bosch boiler install in July. That included removal of the old back boiler & the new boiler installed in a different location.
 
Whilst unvented cylinders with system boilers and a larger water mains are great (assuming sufficient dynamic pressure), it's overkill for a doer upper.

Rewire probably around 4to 5k for a typical 3 bedroom. But that's mates rates in London.

I'm planning to install fibre and cat network cables all around as well

£2.1k for a straight boiler swap with an unvented cylinder and Nest thermostat installed (quote I got the other month).

Re-wire depends on many factors, especially location - I'd estimate £4-7k as a ball park.

Yeh I'd hope a swap would have been around the 2-2.5k mark so that's also good to know.

Straight swap combi was £2.5k for us 2 years ago in the Midlands, we went through Boxt who give a fixed price quote online after going through their wizard
 
Surely it depends on the doer upper? If it's a 5 bed and they have 3 kids it could be just what they need.
Yes it would be great, just what they need, however I was working on the assumption that a doer upper is to be done as cheaply as possible whilst satisfying minimum basic requirements, which unvented ain't.

If he's flogging doer uppers having gold plated them, he won't get that investment back in rent or capital value.
 
Sorry I should be more specific in relation to "doer upper". I meant more a renovation than house flip, so not doing something as cheaply as possible as it will be for myself, partner and hopefully a growing family to live in.
 
I had a brand new boiler and tank installed last year, including moving both from downstairs to a new location upstairs and installing a Nest and the total was £3185+VAT.

Worcester Style 35 System boiler
Stainless steel 160L indirect hot water cylinder

Based in Surrey and used a recommended independent plumber.
