Howdie, hoping a few of you guys have been through something similar and can advise on costs.

Thinking about having the roofspace converted to use as a bedroom, the previous owners half-assed it and did 95% of the work but never got building control to have it classed as a bedroom only a storage space.
It currently has a bed in it, heating. lights and electric.
It probably needs ripped out to strenghthen joists / change window so it can be used as fire escape and new insulation.

Had an architect out who advised his costs at £2500.

Covers:
Consultation
Prep scheme designs
Prelim building costs
Full working drawings
Building control submission
Liasing with builder throughout project
ordinance survey maps purchase
Printing and postage

Is he taking the hand? Or do i need to get a few quotes.
Anyone had something similar and can offer prices they paid?

If he is anything like the lad I have engaged, they are as bad as surveyors. "If access is permissible" is the cop out. I presume it is floored so you can't see the joists to make an assessment?

Edit: Point being, see what destructive work you need to undertake to get them to do an accurate assessment.

It’s not a cop out. How can you report on something you can’t see?

How can you make a proper recommendation if you can't see?

I am saying that get the destructive elements done so that the architect can do a proper job and doesn't just say "hurr durr couldn't see, plan for 24 new joists"

This exactly, they seem just as bad as surveyors "could, might, would, may; suggest" not worth the paper they're printed on imho

Simple...

You do the work so you can see
