Land registry or deeds...

Bit of a pickle with a neighbour and how big a split garden is. The deeds are slightly different to the land registry files but which trumps which?

I have a feeling its the registry files which means ill lose some garden, it isnt a whole lot but as my neighbour is selling it would be ideal to clarify the situation.

I should stress, its all amicable and wont go legal etc.

Funnily enough he has since got his deeds which match ours but the land registry docs have the land split completely differently.

Ah sounds like its gonna be time consumin :/

How much are we talking about?

Its a shared front garden with a drive either side. We are talking a good 20% difference.

Actually good advice above, if your neighbour is fine, then just get Land registry to update their site plan to match your deeds.. do it before he sells so you don't need to drag it out..

If your neighbour is selling and they don't feel it will effect how much they can sell it for I'd be inclined to say the best option is to go with the deeds myself too.

Also best sorted now then to turn out to be a problem later.
 
If both sets of deeds match it's purely a case of the land registry information being inaccurate. If you provide proof that both the deeds match they'll update their records. Details are below:

This and get it done now while you have a neighbour who seems like a reasonable human being. Boundary issues can go south very fast!
 
And bear in mind the buyer might buy a copy of the land registry entry, in which case might be expecting that to be the case. So best get the neighbour to clear that up, up front!
