The nervous wait to exchange....

So, the search continues. What's the view on putting in offers on multiple properties at the same time? I'm tempted to start low balling on some of the houses that have been hanging around on the market for a while, as competition seems hot for nice places coming onto the market in the area I'm looking at.
There is only so much you can do this given the finite number of agents in the local area. You also have the issue that if they say yes, you'll start the process of buying somewhere you might not want. You need instrust a solicitor otherwise it will just go back on the market so you'll start incurring fees.
 
I don't think there's anything to stop you, as an offer is not legally binding. However, I would try not to waste people's time (including your own).

@Mr Badger - This is the key bit. If you genuinely like two places then go for it, but personally I’d only offer if I were prepared to buy.

Put in an offer (and then a revised offer) on a lovely house a couple of roads down from ours, but were unsuccessful. We’re ready to go on the market, but I don’t want to waste the opportunity for a good initial online rush when we don’t really have a good idea where we’ll end up. Houses fitting our price and requirements aren’t super abundant in the area and we’re adamant that we’re not moving to rented. I feel like I’m wasting people’s time and stringing them along if we’re accepting offers but not willing/able to move. Chain free might be a possibility with creative accounting but I don’t think it’s a realistic option and would be at a lower price bracket.

The last one had my offer for well over a week and the estate agent was making positive noises about it progressing, but that may have been BS as the vendor opted for a cash buyer.

I’m sorry you’re in a pressured position. I hate the house buying game in England with a passion. One of the reasons we’re reluctant to hit the market is that I don’t want to be forced to move to a house solely because we’ve got a good offer on ours. I really hope we’re not forced to move to rented accommodation.

It is amazing how long this seems to go on for. For years I have hoped that the property market will turn downwards, for years it has carried on. It has slowed down a lot though, so you do wonder whether it will finally happen. It is just crazy. Everything is massively overpriced but the merry-go-round keeps turning.

You could resort to putting letters through doors saying you're looking to buy, you never know.
 
Had our 4th viewing this morning and it seems yet again that we're not going to get an offer in. It's really starting to look like we're going to have to stick around for a little longer as we just can't afford to lose too much on the house equity so lowering the price isn't really an option for us.

It's a real shame as we're desperate to get a bigger place but I'm not going to spend our entire savings on it and I'd much rather stay for another few years and save more. If our original buyer hadn't pulled out, we'd be looking to complete by the end of this month into a home that was perfect for us.

Nothing wrong with moving to rented accommodation for up to a year or two if you get the timing right.
 
It's a balance. First time I did it, I ended up with 10% profit and a bigger house after adjusting for the renting cost.
I agree there can be some benefits, especially if we were moving area. The main issue is that we essentially want to move round the corner! Cash buyers would tend to get better purchase/sale prices, but the main advantage is the purchasing position.

I wonder whether we might do this. Annoyingly the one we had our offer rejected on might well have been one I would have done that with. Ah well, the timings are all a bit premature with my sensible hat on.

We've lowered the price twice now with one last push over summer, but there is still no movement. Since we reduced it to our lowest we could go, we haven't had a new viewing! Not sure how others feel, but I just resent everything now about the house, where we live, the roads, everything :D

Same with us - on the market for 11-weeks with current agent but only 3 viewings. Should have had another viewing this weekend but got a call from agent saying the people have changed their mind. Agent has no idea why our house hasn't sold as they say it is priced to sell and has a lovely view across fields. I did have to call the agent a week or so back (returning their call) and the lady who answered sounded totally disinterested in her job so wonder if that is putting people off - 1st impressions etc. Talking to another agent today so probably going to switch and see if we have better luck. Already lost out on the 1st house we were interested in but found another. If I had my way we'd be moving 'up-North' to North Yorkshire/Northumberland as think people way more friendlier and houses cheaper.

Shock revelation that estate agents can talk nonsense. I mentioned a couple of houses that aren't my first choice, but have been on the market for a while. When I viewed them months ago the agents told me there was a lot of interest and they were expecting offers at the asking price. Move quick or miss out! I recently asked for an update on one of them and was told not a single offer has so far been received.

There was another property I viewed because it had a significant price reduction. It wasn't for me, but the agent said there was loads of interest and it would be snapped up at the reduced price. Still on the market today as a highlighted listing to drum up interest.
