The joy of being a landlord

Well that was fun.

Our tenant (Recently divorced single mum and 15y.o. son) has just had their font door smashed down by the police. She was at work with son at home.

Son failed to answer the door so - SMASH. He has been arrested (no idea what for), poor mum came home to a wrecked front door and police tape everywhere and no son.

No idea if he will be charged and what for. Mum has paid to have the door replaced/made secure but not sure how I feel about them as suitable tenants. It's a really nice flat that we maintain really well (new carpets and redecorated only 9 months ago). Their rent has been paid like clockwork so no issues there.

I guess it depends on what ends up happening to the son - if no charges then fine. If "county lines" then not sure about renewing.

Thoughts?

Sounds like a good tennant if they replaced the door and they pay on time. By rights the police should replace the door. I'd have the door checked and bill the police for a new one if it isn't adequate, or maybe anyway as they have caused X amount of damage to your property even if the tennant replaced the door.

Sadly, Police have no responsibility to repair the door if the forced entrance was carried out properly.

I need to talk to the tenant and try to find out more.
 
I think its reasonable to expect access to affordable secure housing in a civilised society.

If we build social homes, this in turn weakens the BTL market, those homes then get sold, then they increase supply on the owners market, meaning both markets improve.

I feel we need regulation in the house building market, reform on planning laws, and of course my favourite a massive ramp up of social housing.

I wonder if there is a figure % wise for how many private builds are BTL, it must be comfortable double figures.
i know the right to buy gets a lot of the blame for all this... and it deserves it the way it was done. what should have happened with right to buy was that the houses should have been sold, even if at a discounted rate, at a price which left enough in the pot to build a replacement house for the one sold. This didnt happen so obviously social housing was going to run out... then leaving more wealthy private owners to pick up the slack.

it sucks............. but if i were in government would i hand on heard invest the money needed to build enough social housing? I would love to say i would but knowing that all that would happen would be it would cost a load of money, which would get me utterly roasted in the mostly right wing media, my party would be voted out and then either the torys or reform would be voted in, sell all those social housing properties off and in the very short term with a big influx of cash would end up getting all the positive press in the world.

short terminism is a plague of our society but what is the solution? China have an answer but i am not sure i like it.

I suppose it depends but be aware the police do make shedloads of unlawful arrests and usually get away with it because no one complains. It sounds it completely revolves around the incident with the teenager.

Right to buy should never have been a thing. It was so open to abuse and the fact that people could be worth millions and still not have to vacate a council house should tell you everything about it. It might have been a good idea in the world as it has existed for decades, it makes no sense. Why should the fact you have been likely getting a reduced rent council owned property also entitle you to buy it at a further discount. The gap between those outside of the welfare system and those inside it is barely a gap at all in many cases.

I have no issue with people buying their council houses at a fair market rate but there should be no discount and that money should entirely go to building more accommodation.

This is precisely the point. There are very few left wing private media companies and they tend to have some vague morality to them. The right wing media is massively the dominant force and has a large part of the population eating out of the palm of their hands. They don't skewer the Tories for pretty much anything whilst writing constant hit pieces on a Labour government thats barely got its feet in the door. Half the stories they write about Labour are complete fantasy and fear mongering. "Oooh Labour are planning to do this, lock up your daughters".

If we look across the pond, despite Trump being an absolute ******** he is still massively popular amongst his party supporters. Control the media, control the narrative and make everything "us vs them" and divided down political lines and profit while you drag your country down into the dirt.

I stopped entertaining the idea that mainstream media has any other agenda than itself years ago. I've watched Government and Councils of all flavours get the build up and then torn apart when elected. Safe to say there's good and bad in all parties, but the one in power is the one that generates the most sensational headlines.

And we should also scrutinize social housing tenants income . I know of multiple couples who have combined incomes of well over £100,000 who own other properties rented out living in social housing paying peanuts on rent .

Right to buy benefited millions of people in this country with wealth handed down through generations. If you didn't prosper - boo hoo.

I've documented in here how to buy a house on minimum wage but it's clear as day the younger generation are just entitled.
