Ok I know I can contact the land registry or local council to start with to get a definitive answer.

BUT surely someone knows the likelihood of the answer to

" who owns the ground and responsibility when it comes to a huge tree that is slowly dying and probably is a risk of falling in the wrong weather....."

They are 1930s built terrace houses if that is of any consequence and in the London borough of Havering.

I guess I'll end up trying to email someone there but don't wanna wait forever for an answer...

My house has an access behind. I own my share of it, the bit directly behind my house. As do all the other properties own their share of it. But there is a condition that it's a shared right of way for all properties.

It might be on your deeds. When we had our terrace the shared accessed was 'shared ownership' between all of the properties that could use it but it was on the deeds with red lines vs. blue lines for what was ours vs. what was shared.

So we owned our 'little bit' of it - but overall maintenance etc. of it was shared between everyone.
 
You'll need to pay for the plans to be 100% sure, a different colour can mean shared ownership or right of way
