Is there a reason you've gone for a new build? We've been looking at one as first time buyers because of the incentives but they are all just ghastly looking. Absolutely no character and generally just so poorly built.
I feel pretty stupid for not having checked that sooner.
Turns out my partner had taken out the cat6 from the back of the P9 and replaced it with some shoddy cat5 because she needed a longer wire for her Sonos in her office.
Replaced it now and getting 8x the speed. Thanks @the-evaluator
Wow, I hadn't even thought of that. Surely the cable that came with the deco units is gigabit if the ports are gigabit? I'll check now and let you know!
Do you mean the SH4? It's in modem mode, yes. So I'm only getting wireless around the house from the Deco units. But this isn't a wireless issue, it's an ethernet issue. Although wireless speeds aren't exactly great on devices even when directly next to the primary Deco P9.

Using the same cat6 cable directly to the SH4 I get full gigabit speed. Connected as above with the Deco P9 involved.. it drops 90%.

So the downstairs router would just connect to upstairs via WiFi? And if you were upstairs you'd connect to the upstairs router? Suppose it would need some tinkering and testing. Will definitely give it a go. Cheers mate.
That's spot on mate, thank you. I've got the gig1 Virgin Fibre at the moment and the new router it came with is very lackluster in terms of WiFi strength across our house, so I feel I definitely need to try some sort of dual router like you've got there. £400-£450 is extreme though, are there...
Can you go into some more detail about your setup? Who is your internet provider? What were your speeds before? How have you set this all up? I need this sort of wireless speed in our very old, victorian house.
