I have just put my recent renovation on the market to free up some cash for the next project. Went on the market last night and have 3 viewings booked in for tomorrow (Sunday)

This is how the front looked when I bought it.

Maple road

Had to remove the front wall and dig out some half decent roots. And almost a skip full of concrete from the path and drive.

Looks nice an clean now. Front door sounds like its out of the enterprise.

Onto the living room
This was a bit rough. The bay roof had leaked and damp in the corners.
Special attention was needed to keep the coving and many an hour was spent with filler and sandpaper.

Although I've eaten in some dodgy gaff's I doubt I would have here.

We fitted french doors in place of the window and knocked through to the Kitchen as the original access was under the stairs.

Bricked up the old door to the yard and knocked through to far end to get to the new utility.

Through the door at the end and into the new Utility room. This used to be the original bathroom access was via the back yard. Bet that was nice in the winter.

Upstairs now to the bathroom.
This was another complete ripout and reboard.

I think they were hoping avocado would eventually make its way back into fashion. Blurgh into the skip it went.

Back in t' day that would have been the third bedroom so is a fair size for a bathroom.

This room we agonised over for a while we wanted to split it into two to make a 3rd bedroom. Think we eventually got it right.

Whilst not as big as the original master which is now 2 rooms its still of a fair size for the house.

Thats the new utility and downstairs WC. That was dropped and rebuilt with the roof angle changed to give some extra headroom.

Garden was a bit of a forest. And was a bit overgrown with 2 sheds and a great big hedge. and some nasty trees which meant the neighbours gardens haven't seen any sunlight for a age.

Great work, was this always going to be a project to sell on once finished then?

If you don't mind me asking what sort of value has the renovation added?
 
Tis oop north. So don't be expecting too much but

We've increased its value by 61.8%
Paid £105k its up for £169.950

Was always going to be a renovation for profit.
The market in the area has increased slightly so that would account for some increase in value but next door was valued at £160k a couple of months back

The plan was always to sell. You have to make that decision before you start. The budget would have been halved if had been a rental


We've tried to live in and renovate at the same time and for us its impossible. I'm running a couple of businesses from home so trying to renovate too is impossible.

Which means at the end of the day we don't have to refit the toilet or put the electric back on or even tidy up. You can just shut the door and come back the next day.
This was my first full back to brick renovation. The house has been fully renovated. The only things that are original are the bricks, joists, floorboards and the main roof.

The Utility was kinda reclaimed. It was already there in a way. The black door and black window in the garden picture. The WC is just around the corner.

We dropped the front face and rebuilt to accommodate the new Upvc door and window and bricked up the old door to the WC making a window. Then we took down the single skin wall inside the new utility to make an internal doorway and rebuilt in timber stud.

All in all about 3 days for the knockdown and rebuild including new roof
 
I like most of it, all looks to be of a high standard too, but 3 things I'm not keen on:

The fireplace looks a little flimsy for my liking, prefer bigger surrounds, fire itself is very nice though.

Preferred the front garden over the gravel, and the back is now far too exposed with the tree's removed.
 
Looks great, massive difference from the before pics. I have to agree with AHarvey on the trees at the end of the garden, but that's just a personal preference. Would rather look at trees than ugly houses, but it seems to be a growing trend to just cut everything back these days, so probably makes the garden more appealing to a potential buyer.
 
very nice indeed. Shouldn't be on the market too long that.

I would have kept the trees in the garden as others have said but that's if I was going to live there. However for a quick sale an empty spacious garden appeals to more, People like blank canvas'
 
Gaps in the fence: These still need finishing the fence is actually next doors but I said i would replace the panels after a windy night (He built the fence on his side of the boundary. I removed the boundary wall and gained an extra 20 odd sq feet of garden.

The fence panels he wanted are larger than the posts so need infills.

There can also be some parking issues on the road not that its busy but the layout means the gaps between driveways is a little tight to park outside without overhanging someone elses drive. So opening the front to enable extra parking was the best solution.
