4770k CPU - good for a fair few years !?

At the best of times 10% is not worth a £500 outlay, or £250 selling your existing parts

With a GTX 1070 and a 4K screen, your not going to see any difference.
 
Strictly taking about gaming and internet browsing, i can't see software demanding more horsepower than currently on offer for a a good 4-5 years.
