I want to add an access point into the ceiling upstairs but I need it to be POE and ideally have another LAN port so that I could run a cable into another room. Does something like this exist as I've never done anything with POE before? Also, I guess I would need an POE injector at the point the cable comes out of the router as there is no power in the loft where the access point would go.
 
UniFi UAP-AC-PRO and UAP-HD both fit that requirement. Not sure if they're still bundled with an injector but easy enough to source if not.

There must be others, but that would require research.

This is correct and just a heads-up on the Pro it splits the incoming traffic between both ports so both connected devices run at 500Mbps on a 1 Gbps connection. The (S)HD is switched I believe so it operates as a true pass-through port. And neither pass through the PoE, so you can’t power two access points off one port.

Thanks, I'll look at the options they have. I'll only need the access point to be powered by POE. The device device on the other end will have it's own power.
 
Another option is a 802.11BT powered PoE switch at the site of the first access point supplying power to one or both and pass-through data to the other.

Something like the Unifi USW-Flex?
