Another kitchen renovation thread.

We recently moved up the property ladder (again) and bagged ourselves a lovely 3 bed house in one of our preferred locations at a great price. Unfortunately it probably hasn't been updated since it was built back in the sixties! There had been the odd bit of decorating done i'm sure, but overall it needed a complete overhaul. We knew this when we moved in, however we didn't quite appreciate just how much work was required. Amongst other minor issues we've already had it completely rewired, old central heating ripped out and new one installed including moving the boiler to the garage, a new staircase complete with new wall in the lounge to isolate the stairs that are now accessed through the hall rather than in the lounge and to top it all off a complete kitchen refit.

We've done all this whilst trying to look after 6 month old twins and hold down 2 jobs, some people have called us crazy, but I'd rather get it all out of the way asap so I can relax!

Anyway here is what we had to work with regarding the kitchen, as you can tell the original fittings and finish were a sight to behold.....

Door on the left leads through to the downstairs wc, lean to and garage.

So the plan was to knock through the wall (non load bearing) between the kitchen and dining room creating a large open plan space, get rid of the boiler into the garage and install some bi-fold doors where the old dining room window was.

So first off was removing that pesky wall and getting the bi-fold doors in. There was a slight issue though with the doors, unfortunately our budget didn't run to fitting a new rsj above the kitchen window to allow for the doors. Bit of an oversight there, but bearing in mind the rest of the work that needed doing we decided to ditch that plan and instead plumped for a normal set of 6 foot french doors.

Immediately it feels so much bigger and brighter.

Looks like a good project, very similar to ours albeit I'd take your style over ours any day!

Very interested in you moving boiler... How much did that set you back if you don't mind? Did you move hot water storage too, or was that already upstairs/in loft?

We moved and replaced our combi during our current set of works, it was originally in the far end of our kitchen which is now the patio and was relocated into the bathroom above the kitchen and including the new boiler, running all the necessary pipe work (Gas, Hot and Cold Water, Heating), magnaclean and a long and awkward flue through the roof space we paid £2600 the boiler was a valiant ecoFit Pure 30KW (needed to fit in a tiny space behind a door).

We got the boiler moved to the garage and replaced with a combi boiler, 11 new radiators including a large towel radiator and new pipework for around £3500. We also had the hot water tank taken out from the airing cupboard at the top of the stairs.

What style house have you renovated?

We've not tackled heating system yet, but it's on the list after fitting new bathroom (if it doesn't hold up to shower usage).

Ah yes, looked at that thread not so long back. Looks very similar to ours in terms of work to do! We've nearly finished the downstairs now, just front and rear hall and downstairs wc to complete. The only room we've done upstairs is the twins room, a necessity according to the wife....
 
So skipping forward a little, most of the plaster work done, carcasses in, work surface in and recessed spotlights in. Boiler has also been moved to the garage. As the kitchen/diner is a south west facing outlook we decided that we could get away with a dark work surface and the plan was to complement it with the same colour laminate in the dining room half of the room. The kitchen half will be tiled.

Next up, floor down and tiles on wall. Hob and extractor in. Most of the doors now on. Starting to take shape.

Thanks guys, it's taken a good few months just to get to where we are now. The kitchen was by far the biggest task so at least now we can take a little break before we crack on with the rest of the house.

And so here is the finished article...well almost, there's a massive mirror to go up on the dining room wall plus a clock, but it's pretty much now complete!
The RGB led's above the cooker were an afterthought and I'm not sure they'll get much use, also the two turkish lamps are no longer there as they were slightly out of place in a modern kitchen.
