Hi guys, had an offer accepted on a property today.

The place needs quite a lot of work as you will see from the pictures.

We found a house of identical layout which has had an extension of the exact type we would want. My question is, from the images would anyone be able to give a rough estimate of the costs to carry out thew work?

We plan on having a builder do an on site quote over the new weeks and i appreciate someone will likely say how long is a piece of string but any genuine help would be brilliant.


Any estimates are welcome and appreciated.

Cheers for that, we've had a estimate which the builder (has done work for friends and family) came back with for £40k give or take £5k which we were expecting.

That's for the build work and doesn't include the cost of a kitchen/bathroom etc.

One quick question, there is one patch of mold/damp on one of the walls near the front left of the house as pictured below.

The dining room and living room were originally two separate rooms but have been knocked through.

The living room having a suspended wooden floor with two air bricks below facing the front of the house. The dining room has a concrete floor. The whole length of the rooms would appear to have been injected with a damp proofing (unknown type) at some point.

Any advice from anyone?

The circular vent seems to be the source of the mold/damp but i cant find an exit for it anywhere so am assuming it goes under the floor. through the wall cavity.
 
Is there cold air coming through that vent? I'd guess that cold air was cooling the wall and so water is condensing on that area, causing the mould over time.

Seems an odd place to have a vent.
 
Get a damp specialist to look at that vent, it could be the fact it's blocked rather than it causing the issues.

Couldn't tell you how much without looking at the place how much you'd be looking at to get the work done, there's so many variables.

But what I will say is that's a lovely place, lots of potential.
