Anyone else trying to buy in London?

I am looking at buying at the moment in Wallington, which is just west of Croydon. Have had an offer accepted on a property - 2 bedroom terrace - but had to offer significantly over (7.7%) the asking price to secure it. Another couple offered more than us but vendor went with our offer as we were F2B with no chain.

I'm living in Wallington at the moment, moving to a maisonette in Hackbridge. When we were looking to buy (2 bed house) we were just totally priced out the market. Even repo'd terraced houses (500 ish square ft) on estates were up for 260-270 and going for nearly 300 :(
 
Well I managed to get an offer accepted on something that fits all my requirements and only a 5 or so minute walk to the tube.. No sealed bid this time either! Hoping to be in by EO Feb based on the vendor's desire to complete quickly.

Buying in London is sickeningly expensive but it seems the market is only going one way. We only bought out home two and a half years ago and I doubt we could afford to buy a house around here any longer. A property around the corner with one fewer bedrooms just sold for £150,000 more than our house cost. :eek:
 
Congratulations on getting the offer accepted, I hope everything goes smoothly for you.

The house I bought went to sealed bids. We just stuck an extra £100 onto our offer which beat the other people who put in an offer at the same price. At the end of the day you should only bid up to what you think the house is worth. If somebody bids over that then good luck to them.
 
Yeah impossible to know what it is really worth. I think what I am paying is OK, but I am a little bit worried about the roof and if I should have knocked a bit more off for that. Hey ho, you never know though. Amiright?

Wish I earned enough to say I could. Currently living in Kennington and paying £550pcm in a 3 bed flat which for zone 2 and right by the Oval has always seemed like a bit of a steal.

Would love to buy around here someday but prices even for a 1 bed are absolutely insane.
 
We're looking to get out of London (don't like London really, it's too busy, crowded and expensive and we want some space), but we're not selling we're going to rent if we can. It's amazing what you can get for rent!

You'll be hit for an extra 3% stamp duty on your new place as it will be classed as a 2nd home come April 2016.

I am 32.

I should and could have bought years ago but didn't for various reasons.

550pcm for a 3 bender in zone 2 is ridiculously good!
