Are we being robbed of our deposit? Help!

Yes they are, our company has used emails as legally binding evidence in a number of small claims cases where customers have refused to cough up.

To back this up our company is suing another company in the order of $20 million with emails being the core evidence. Som of the top lawers in the US a perfectly fine in using emails as evidence. A letter can be faked as easily as an email.
 
Just because they paid to have work done does not mean you were liable for it to be fixed in the first place.

Best place to get advice for rental matters is either the money saving expert forum, or the landlord zone forum.

Ask them to show a dated and signed before and after photo of the dispute or the inventory and check out inventory then ask to see invoices if work was required and was your fault (excluding fair wear and tear).

All before and afters must have been agreed with you, they can't pull an inventory out you never signed for example.

Unfortunately it's standard bad practice for letting agents and landlords to try and squeeze every last penny out of you in an unjust manner.

It's hard to find a good landlord :/
 
That invoice looks legit. Try contacting them direct and see what they say?

Ah... so you don't have the deposit back...

I've had problems with my last landlord... Go through the dispute resolution service with the DPS (that is what it is there for). They should side with you if what you are telling is correct.

Do this.

I moved a year and a half a go and we had a very similar situation to you.
As our letting agent were unable to provide any evidence for anything being fixed everything was ruled in our favour - even things that we admitted we had damaged:D

Which is my point. As a limited company they must be registered with companies house, the only listing for Rich Developments Ltd is the one I've posted. Also the invoice is missing well read here, in particular:

If you’re a limited company, the invoice must also include:

the full company name as it appears on the certificate of incorporation
any business name used in your business
an address where any legal documents can be delivered to you if you’re using a business name

If you decide to put the names of the directors on your invoices, you must include the names of all directors.

So OP probably has a more than good chance of getting their deposit back.

£50 is very standard its far from a joke, its market rate, google professional oven cleaning.
You have to count in several hours pay for the cleaner to get to the house and home again.
You should have ensured it was to standard, before moving out. Anything will cost a lot as you are paying someone not just for their time but also their time getting to you and back.

If you cant be bothered cleaning yourself, they are always offers on groupon, brining an oven clean down to the £20 range. But to late for that.

Silicon is a joke, as long as it wasn't easily noticeable and/or you didn't report it.

Completely false. If you hire some one, you pay them for the job when they are there not the travelling time. It would be for the company to incorporate this into their hourly rate.

You probably have the emails in some kind of tamper proof journal system though right where Bob can't come along and edit it later?

Plumbers, cleaners and such people that do an hours work here and hours work there have a minimum call out fee, as traveling takes up most of their day and if they didnt have a call out charge, would get paid sod all.m

No it isn't... Minimum call out charges are completely different to paid commuting time. The minimum call out charge may have incorporate elements of paid commuting time. In your example above, they have the minimum call out charge as the job might not last long, not because they are being paid to commute.

Not disputing the cost of the oven cleaner. However, if they are all charging the same, it can't be based on commuting distance as this will vary.

A big part is travel time. And with a call out charge you are paying for commute amongst other things, it insure they get enough to cover the time and iverheads and make a bit. I didnt say it would show up on your bill as a commute charge, but you are most certainly paying for it.

harging a flatt fee, means its easy to qute. You dont know how long it will take, or if you get stuck in traffic. So no, they wont do it for inducpviduao jobs as thats to complicated.
