Well I had a nice plan in my head to replace the Mondeo in around Feb/March to something a bit more special, probably a BMW x30d, but that's now gone out the window.

The bloke who owns the freehold of the land of my flat wants to do a bit of upheaval in the courtyard outside that I park in. He's going to create actual parking bays, which is great because it means 5 cars can be parked there rather than 3, but with one slight problem - size!

Looking at the plans, the bays are going to be about 4m long, so my 4.8m long Mondeo just wont fit, so realistically I should look at changing it.

As this isnt going to be a car I really want, I dont really want to spend more than my Mondy is worth for now, so circa 4k. Given the fact it will be a smaller car (thinking Focus size), I'm happy to look at something along the lines of a warm hatch - going from 40mpg on diesel to 32~35mpg on petrol isn't going to sting much.

So, what could I look at? Focus ST170 is a possibility, I quite like the old Focus and 4k seems to buy a decent one. Are they much quicker than the standard 2.0 though? I drove one a while back and remember being distinctly underwhelmed. What about running costs?

Leon Cupra-R was the other car that appeals - I really liked my old Toledo so it's a logical step. What are the 1.8T engines like to run though?

I'm not after something I can drive around everywhere at 6000rpm and throw around corners at silly speeds, but a bit of extra spped might make up for the hassle of having to change..... Any other ideas?

I'd be personally telling him to get lost. I'd certainly not be changing cars because some choad wants to create parking spaces only fit for a Gwizz or other eco-peace-unicycle.

Unfortunately I've got very little say in the matter. Parking is a bit of a problem here, especially as there's a development going up across the road soon, so we'll loose parking spaces there - that's why he's doing it I guess

+1 for "choad" though - hadn't heard it so just googled it...lol

What about a non R Cupra?

182 did cross my mind, but I think it's just too small for me - I've always much preferred larger cars for comfort and practicality reasons

This tbh. Point out to him that your (not particularly big) car is significantly more than 4m long, and if he wants future tenants to rent then they're going to want to have a parking space that's big enough for their car.

What does your deeds say is rightfully yours? (Thats if the place is yours).

Does it specify something like a normal size parking space or state a space size?

+2 Choad rocks lol...learn something new every day :)

Pain in the ass situ you're in tho...from the ones you've mentioned I'd say Leon Cupra. I don't think the Focus is quick enough and it's over thirsty for what it offers but they do handle. Thought about a Hammerhead Eagle 'i'?? :))

Currently it's a courtyard with a tree in the middle - it's just hatched out with one side for the flats and one side for the house (the bloke who owns it) - just marked as parking, nothing about size or number of spaces.

I own the flat - he's not a landlord of any of the flats so I don't think there's much I can do. I'm not hugely bothered tbh, sounds like he's going to do it up quite nicely so it's going to be an improvement, just a bit of a hassle

Leon 20vt - an FR example?
FR TDi?

Both good all rounders.

I thought the FRs were the later ones? No TDIs that arent 90bhp around, the only reasonable Cupra is mildly.....erm....

Yellow.

I also used to live near that garage and it was always full of lemons (no pun intended), but looks like it's changed hands.

I'm not after something out and out quick - hell, I could live with a 1.6 Focus - my 130 Mondeo is more than enough for my needs. But I may as well get something with a bit of poke for the rare occasions when I might need it

I own the flat - he owns the freehold for the land. AFAIK he's well within his rights

If I was being difficult I could just keep the Mondeo, squeeze it into the space and let all my neighbours hate me

.....but you already have the Mondeo. You bought it before he decided to be a bit of a batty and mess up the spaces.

Its his land - he could stick a huge hot tub on it and tell me to park in the pay and display around the corner if he liked.

Yes its a bit of a pain, but I'm going from a really naff parking situation (one car always has to block another one in by parking in front) to a half decent one with allocated spaces - just a shame that the land isnt big enough for it to work with bigger spaces

Is it really the end of the world if it sticks out of the space?

They're diagnonal spaces down each side, so a bigger car would mean the others wouldnt be able to get past.

I could try asking him to allocate me the space at the end, but it might be pretty tight getting in and out!

Perhaps you need to point out that his plan is so daft that if somebody parks a Ford Mondeo - yes, a Ford Mondeo, a tyipcal family car, we are not talking a Hummer here, then nobody can get past.
