Should have just said no, flat out - and gave the reasons you did in your OP here. You started off well with your text but weakened by the end!

You're not an employee of theirs.

This really. Claiming you're not ready to do this yet leaves the door open for the future where a firm no would have closed it.

To those claiming he's been done a favour and now owes one it sound more like they're doing each other a favour as he claims it is mutually beneficial for him to be there and I'd assume this means he's sorting out work for them in return.

Whilst I agree with the whole "not training up your replacement unless you're being paid extra" thing... if he really has done you a favour with the premises and discount rent, don't you then owe him a favour back?

This is my view, whether or not he intends to replace you refusing to do him a favour isn't going to help matters either way. He could just be contingency planning fearing that you might eventually leave.

OP has said that the relationship is already mutually beneficial. This is over and above whatever that may be.
 
Sleep with his wife, That usually solves any minor issues.

Sounds like a consolidated loan.
Why have ten small issues when you could consolidate them all into one easy to manage big issue, with a simple repayment plan!
 
Surely if you have spent so many years developing these techniques you are being a bit paranoid about the guy learning them in a bit of shadowing!
 
Or just let him shadow you and teach him a load of old ****e.

I saw on discovery the other day that altruism is nothing more than a genetically coded survival instinct, proven by some uber formula, which is kind of where the OP is coming from with his initial post. Two sides of the same coin? :p
 
Ultimately it depends on the nature of his brother. If he genuinely wants to learn, you could use this and work him hard, potentially getting him to do the leg work whilst you don't have to.

If he's not prepared to learn and blatantly doesn't care about being there, that will show very obviously also, and then you can have a word about just why he is there.

I predict the former, and if he does want to learn, he could prove to be a free, valuable asset to you.

Even the manager of a McDonalds wont know whats in the special sauce.

Except there is no 'special' sauce and what sauces they do use have the ingredients list on the packaging. So not only do the managers know but so do the low level employees. ;)

OT: I'd go with what the majority have said and politely decline
