Bats and extensions

I'm a planning officer and deal with the impact on protected species frequently. It sounds like the proposal will impact on the roost and it may be lost.

Getting the right Ecologist to survey and prepare appropriate mitigation will be important.

Do you see much difference between ecologists? The impression I get there are some who just do their job and go home and then there are others who are all about protecting every animal they can.

Not really, most appear to be pragmatic in viewing that while bats should be protected (as they are by law), they should not be a block to development if the impact on them can be suitably mitigated. It is down to your ecologist to prepare a methodology and mitigation to enable your development.

Is it the ecologist employed by the Council where the hold up is happening? If so, doing the additional surveys may be a hoop you need to jump through to provide a level of information to their satisfaction before the case officer employs the 3 tests as part of their recommendation making process.

In his initial scoping survey, didnt the ecoligist recommend further dusk/dawn surveys as he found the droppings? Hence, when you submitted plannning application without them, he had not choice but not to approve it until you had them done? I dont think it appears this guy is being problematic? What alternative did he have, just approve your application anyway even though you dont know if the bats are roosting there or not?

We did a barn conversion a couple of years ago and had bats. Luckliy my partner is an ecologist so we were sorted, but i know they can be v annoying. Also, if this little setback has put you off the extension, heaven help you when you get started and maybe come across a real problem and extra costs!
