Broken fence - Neighbour's deed doesn't show any 'T' but ours does?

Damn storm broke one of the fences in our garden. Spoke to the neighbour and they gave us a photocopy of their deed plan which doesn't have any 'T's to show fence responsibility. All the other houses on their plan does, but I don't know if the highlight is too thick obscuring the T or what, but we can't see anything (on this photocopy at least).

So we went and got our plan, and ours does show the T marks. The fence in question is not within our house highlight/boundary but in theirs. They are adamant that because their deed doesn't have anything, it's not their responsibility.

Who is in the right here? We'd rather just prove who should take responsibility without going to legal action.
 
Everywhere I've lived the pattern of fence responsibility is repeated down the line of houses. Mine for example is responsibility for the back fence and the one on the left. Does that not apply?
 
I need to double check our fence responsibility. My neighbours on one side say that fence is their responsibility. But they also reckon the opposite side is my other neighbours and I don't have to worry about either.
 
All ours are simple, any shared boundaries are shared responsibility, only the front wall is our own that is the road. Makes things simple.

I'm not responsible for either fence and live in a semi detached
 
Should be easy if it's with the usual horizontal then feather edge boards because the owner would show the correct downward lapping of the boards on their side, the view from the other side shows the top of each individual board
 
Check your neighbours deeds on the land registry but remember they have no obligation to erect a fence just to remove the mess if it is there's. If your neighbour really isn't interested by far the easiest option is to just erect a fence and move on any legal debate will cost you thousands.
 
Just wait for you neighbour to cave in and install a new fence himself. It's what I did but next door is a dirty rental and the landlord is a tight arse who owns a string of grotty pubs (money laundering) so I have no regrets. Infact it was his builders who ripped the rest of the old fence down when it blew over.

I have this too, both neighbours reckon the fence is theirs. Doesn't bother me though as year before last I got two spanking new beautifully built closeboard fences.
