Building your own home

Considering this myself, having just agreed a sale on my current place without a plan :D

Pretty much decided to rent for a year, to give me time to find the house I want rather than just buying a house because I need one. This will also make me chain free and the whole selling process easier. The offer I got for my house was well over asking so will cover the cost of renting for a good while... Way less pressure

But then I was thinking, if I'm going to be renting anyway... Might as well build the house I want? A lot of the kit houses look great? Just need to find a plot

I did sort of. I finished a project Someone else started. It took 4 years in the end, 600m2. Costs went out of control, lots of unexpected costs came up and I over spent on lots of high end stuff.

Try and not over complicate with lots of Unnecessary technology which costs a Small fortune and is generally difficult to operate and maintain.

I just accepted a offer got 300k less than it cost me to build.

We've just started working with some architects for a design of the new place - going to release some equity from current place to help kick off and then hopefully rent it out once we can get in (with a lot of financial juggling in between) - biggest issue we are hitting is finding good people to talk with / get estimates from - which is pushing us toward going the fully manged main contractor route to do the lot - which subsequently blows our budget and doubles the cost per sq ft..

So yeah - pain in the arse so far. Incredibly tempted to try to DIY - but have zero experience of anything like this and have watched go wrong on TV enough to not want the stress :p

Yeah speaking from experience of using a main contractor on mine, if you've not got a lot of experiencing either building or project management day job i wouldn't do it yourself if you value your mental health.

Plus with a main contractor you could go from breaking ground to moving in in under 12 months, no chance if doing it yourself unless you're a pro.
