conveyancing fees question please

hi guys im just about to buy my second house, i got a quote off the solicitor i used before it was £810 all in, much better then the £1200 i got off manning stainting, anyway been online and cheapest ive found is £580

is there anything i should be careful of? i am just tempted to pay the £810 because ive used that solicitor before and so has my friend we both found her very professional and just in general a nice person

there is no stamp duty, house is less then £125k

If your happy with your last one stick to that, 810 is a good price. Trying the save a few quid will probably cost you more in the long term.
 
What does it include? That is expensive for legal fees alone, and i do not understand how you can be getting anything more than an estimate to include disbursements?

Which firm is that, out of interest? (I use conveyancers quite often!)

Thats a good quote, very competitive :)

Edit: beware that that isnt actually a quote as such, it is an estimate. You very likely will require more than the above to be completed. Estimate that total bill to come to around £800 or less. Which is very good. :)

i might ring them tomorrow and ask a few more things, but like the other guys said i was happy last time with the more expensive solicitior so may just use her again
 
Thanks, i might try them next time. That is a good quote. Personally i have always used cheap online solicitors, a purchase is usually a basic process and does not need to be over spent on in my opinion.

Yeh I think that too, The only thing I'd spend good money on is a full structual survey but a few people have said just get the basic one because the house is only about 30 years old and has no cracks ect
 
That depends entirely on the property so make your own judgement, I have never even bothered at all myself, even on my actual home which is a large old Cotswold stone house. My opinion is that its not worth it, get an opinion of a builder if you are worried or want to save a bit.

A builder isn't going to help with searches etc, which are extremely important. Pay now or pay more later.
 
I think you are confused. He asked about a survey. Searches are a fairly insignificant disbursement which the solicitor will carry out as a matter of course in most instances.
 
Youre buying a property so you need to use a good conveyancer. Never compromise because you may save a few quid.

Nonsense, back this up with reasons why if you wish but i dont agree at all. A purchase is a basic process in most instances and i have had no issues with cheap ones despite many purchases. This general attitude toward property transactions is the reason high street places can get away with the fees that they do.
 
It delayed your transaction by a short period no doubt. Sometimes frustrating i grant you, but easily worth the saving and it would not have compromised the sale or the end result beyond at worst stressing a weak link in a chain.
