Conveyancing fees

Do (conveyancing) solicitors not bother to send regular progress updates -
nope, and very likely not to reply to emails requesting updates either
if you wanted an update/chase, better to call and speak to them directly, not a receptionist/operator who will "pass a message on"

Do (conveyancing) solicitors not bother to send regular progress updates -
after 2 weeks, I'm guessing I need to send a sarcastic email requesting this - have they got search results back, what level of contact with sellers solicitor, are they still alive.
Most worth their salt have a portal now.

We are just at the start of a sale/purchase and the solicitors (recommended) send quite a lot of updates with a handy image too on them:

Yes that's a good flow diagram -
my conveyancer get the local searches done buy a 3rd party, I can see that the council turns them round in 10 days, but haven't heard anything in 14days,
maybe they play the JIT game with an optimised process, but I doubt they have even heard of Kaizen (maybe keyser soze) so I'm hacked off they don't proactively send updates.

third party/plumber assessment of heating system ?

has anyone commissioned a plumber to inspect the system on prospective purchase, and comment on maintenance status, like does it need flushing (in addition to the more regular gas certificate).
I can see that with solar/battery installs, or heat-pumps such inspections must become a thing.

Thank you all for your responses. Thought I would check first before proceeding with any firm. I still have the option to use the solicitor that I used last time as they have offices local to me.

DO NOT USE.

They are simply a middle man outfit.

I'm currently using them to sell some land for 5k. They passed me onto one of their solicitors who has yet to reply to my email i sent 8 days ago. It's supposed to be a super simple sale of land to a family member. 8 Days with ZERO response.

The process for buy and selling can be complicated. We opted for a cheap solicitor (sell that came to £1100 because it was a straight forward transaction - good service all round). We opted for a more expensive solicitor for our buy due to some of the issues we were expected and we thought it was worth the additional cost.

I'd suggest doing some research and review hunting to get a sense.
