Creating Apps for iPad/iPhone etc..

I've been asked to look into the possibility of creating an interactive e-book style instruction manual app for iPhone for a friend's business.

I'm a Windows based Java developer although I feel somewhat comfortable with HTML and I've done the basics of C/C++, however I understand Apple-Apps are created using Objective-C via the Xcode IDE.

I don't have a Mac but I do have a little experience with VirtualBox...

I still don't know what my most viable options are and this is why I'm here. As I've explained, the App in question is a very simple one so I'm hoping the development will be too although I understand it is complicated slightly by the fact that it is for a business. I'm unsure if the distribution will be manual or via the app-store but I do know the app will be sold as a service the company supplies.

I was hoping for a little advice on the subject,

I'll say one thing, running OS X in a virtual machine is fine for testing the OS but the speed of it will irritate you tremendously when trying to run anything 'heavy' in it. The lack of graphics acceleration for one thing makes everything feel even worse.

I know this from experience.
 
But what I want to develop wouldn't be considered heavy would it?

And besides, I'm hoping I wont need to run Mac OS in VirtualBox for this, it'd be great to be able to produce it from windows.
 
The application itself it laggy before you go about doing anything in it.

Well my friend came over today with his macbook and I had a go at developing my first application. XCode is a bit mixed up to me, the requirement for the use of the MVC pattern for even the most simplest program made the process of learning the platform a bit difficult to begin with.

However the code itself appears similar to C with exceptions of course, although C itself is a language I'm not comfortable with.

Now I have a feel for it and now the macbook is gone I am back to trying to get access to the IDE again and there doesn't seem to be any 'takers' *hint hint*.
