Got an architect coming round on Friday to measure up for our new rear extension and bathroom renovation. Its a single story rear extension 6.5m x 3m with utility room/wc, new kitchen etc so the new space will be 5.5m x 6.5m with the old kitchen wall being knocked down. Budget is around £50,000 with a £30,000 contingency.
Is there anything we need to ask the architect beyond telling him what we want?
 
Tell them you budget and that you expect them to draw to meet that £50k at £1,428 a sqm (which isn't enough)

Where does your kitchen sit in that budget? in the £50k or in the £30k?

The new extension build will be 19.5 square meters with a knock through into existing kitchen. We had a few builders round and they said £50,000 was a nice budget for the works we want doing, even the architect on his initial visit said £50,000 was good. A friend of a friend who had an extension done by one of the builders paid £50,000 ish for similar works all in.

All in as in including a new kitchen and fit out out of the utility/wc? Guess it all depends on spec but I’d expect those bits to eat over half hour budget!
 
Can anyone recommend a builder in the Manchester area that can do extensions?
We have got the final drawings from the architect and need to get some quotes now.
 
I'd like to see a break down of what a 50k extension looks like. An honest one, listing out all materials and labour. Be interested to know how much is labour and how much markup.

I imagine what you're asking for the budget appears small. From what I've read elsewhere 2 to 3k per square metre is reasonable (plus Extra for kitchens+bathrooms)

I'm in Manchester and *fingers crossed our builder should be starting early April. Getting quotes is a nightmare atm and many of the quotes we did get were crazy high. In the end we managed to get a recommendation from a friend but we have been waiting over 12 months now for a start date as delays on other projects from restrictions.


Our extension is on top of an existing single story at the side so no footings etc. It's 38k for the structure (just walls and roof) I'll be doing everything else myself inc floor joists, plasterboard, plumbing, running electrics, windows etc. You'll defo be into that extra 30k for the kitchen. I'm fitting our new kitchen too so just ordered for the new kitchen layout and utility for just under 11k with appliances, it's not a huge kitchen either.
 
We had a 3 x 10m extension and including a DIY Kitchens, kitchen and Bosch appliances came in around the £55k mark. The kitchen came in around 10k fitted so we were around the £1.3k per m2 fully finished, which included 3m of bifolds with SGB Antisun glass

That seems a decent price. I think with material prices at the moment though you'd struggle to get the same done at close to that cost
 
Thanks people for the input. Got a few builders coming to give quotes over the next few weeks so will see how much the ballpark figure comes in at. IAM not holding my breath on it starting this year though buts that's ok we're not in a hurry. Looking at our budget £50000 looks a bit optimistic for the work we want doing so that can be upped to £80000 plus the £30000 we have saved if needed.
