Hey, need a bit of advice.

Here's the background story -

I was renting a flat with my mate (students at Newcastle Uni), we went in to collect our deposit for the flat.

I broke a blind in my room, window is around 1m x 1m. The estate agent gave us a brake down of the money he was taking off us. He quoted £120 inc vat for the blind i broke. I didnt agree with this so i asked him to phone the company he got the blinds off (Bramble Blinds), he spoke to the guy in front of me but i obviuosly couldnt hear what the conversation was about, the estate agent finished the call and said he had misquoted and then said it was actually £113 inc vat.

The meeting finished and we said we would meet again later in the week, i've just phoned Bramble blinds and they have quoted me £45 for a 1m x 1m venetian brown blind with a 1.5inch slat.

The way i see this is it is blatent fraud from the estate agents, they have also quote £500 for painting (the flat was in great condition) £500 is ridiculous. How should i go about our next meeting? Shall i try for getting the £500 deducted or at least decreased to say £300 (i dont believe it was £500) or i phone the police?

Not really sure where i stand with this. Any advice would be great!

The walls were not scuffed, the living room was perfect, my room had some scuffs but nothing major. £500 sees ludicrous! I will find out whether the blind included fitting and get back to you.

Edit - £5 for fitting.

Ok, painting aside. What about the blind fitting? They have tryed to con me would you not say? 55 inc fitting and he originally quoted me £120

Get a receipt 1 for the blind and another for installing it. But don't say that just ask for receipts for all repairs and go from there.

They dont have a reciept for each blind, only a receipt for all the blinds that were installed in the property. £660 for all the blinds. But my blind which was broken was the smallest in the property, 1m x 1m.

What i find unbelievable is he spoke to the guy infront of me and still quoted the £113, i phoned them after and its actually £55. This is fraud is it not?

Yeh they've fixed up the house. I rented this property about a year ago. We left it a year to get the deposit back because we had a huge gas bill which took 7 months to pay off. We went back after the summer (sept) to get out deposit back, this is irrelavant anyway. They have done the work so what im asking is basically about the blind situation. He tryed to con me basically!

Edit - And i want justice! :D

That could just as easily being the blind fitter hiking up the prices for the estate agent. Lots of companies would likely do that as they know most agents will claim it back off the tenants.

But ive spoken to the fitters and its £5 per blind.

ok, shall i phone the dps and find out whether the estate agent put my money into the account?

because they couldnt sign off the readings on the gas meter. The bills ahd to be paid off first.

ok i've phoned TDS, my deposit was £800 and TDS have a record of £400 not the full £800.

PARTY TIME ME THINKS! :D

Erm im not sure whether we have a receipt for the £800, the landlord should have one tho. Surely it wont matter if we go in to the estate agent and say this, theres nothing they can do.

mattheman - it doesnt matter, its all dated so theres nothing they can do. They didnt protect the deposit which by legal requirments they have to.

The estate agent should have a signature regarding the amount of deposit we put in. Also, can estate agents put the deposit into different schemes. The TDS only have payment for £400 but could the landlord have put the other £400 into a different scheme?

We didnt receive anything regarding deposits. Will the landlord have receipts for the deposit going into the schemes?

your landlord isn't ripping you off, he's covering himself. he's gone in at £500.00 for painting to cover all eventualities. don't take it personally, he's treating you as a client. seems quite reasonable to me.

For a 2 bed flat? nonsense. The flat didnt need painting anyway. There were some picture hooks in the walls but thats it

Right i need to get on the case then. Will need to get a receipt from the landlord for the full amount of the deposit we paid to them as i dont think we have it anymore. Also, will the landlord/estate agent have copies of reciepts of the money going into a protection scheme? Because we never recieved a letter through the door for that but neither did we follow it up asking for the estate agent to provide it. So a little bit our fault aswell.
