DPS Scheme

I just want a hassle free time in my house before I actually leave, is that too much to ask for?

Also there is his address on the invoice I posted earlier in this thread. I'm upset why there has been no offer for pooh to be sent to him through his letter box.

He has emailed me back asking me when is a suitable time for him to call me to discuss this issue.

I'd rather not talk verbally over this so that I have an audit trail now. Just got to come up with a diplomatic way if advising him this.

No need to be diplomatic. You can be sure he will not be when it comes to it.

this to be honest. I'd reply and tell him there is nothing to discuss and that you would prefer to keep communication to email. no need for further explanation to him

It sounds like you will be handing in your month notice in a week or two anyway. I wouldn't worry yourself about having to keep things hassle free as there's nothing he can do other than take this up with the deposit scheme which at this point seems like will be happening anyway.

If he keeps persisting just keep politely refusing and let the DPS deal with it.
 
Sounds like the LL was just patching it up until they had a tenant who they could bill. Pretty scummy, but if you are honest with how it is not accessible etc then the DPS should side with you pretty quickly.
 
What happens is, the landlord will raise a dispute, you will dispute it and the spineless DPS holding company will side with them.

Exactly my experience. The DPS will go through levels of denial.

Step 1 - Deny that your deposit is with them
Step 2 - Deny that it is your name on the tenancy
Step 3 - Deny you a refund
Step 4 - Deny you an appeal
 
I have had no problems with DPS as long as you stick to facts and it's clear you haven't actually tried something on - this clearly looks like something that is well beyond your control and him raising it after 9 months only further adds to it.

I would ignore also in person communication and get out of there as soon as possible making sure you video the whole house in the condition that you moved into it.

I had a dispute that i took to the DPS when i moved out of my rented place over a year ago as the landlord (who was actually always very nice) was so stupidly picky they tried to deduct about £150 worth of stuff for no reason.

I think it was probably the letting agent egging him on saying " you can get a bit of extra money here and there".

They were adament they wouldnt let it go and that they would be happy to go to the DPS

I sent in a large and detailed account of my side of the story and they sent..... nothing. So the DPS had no choice but to find in my favour.

Idiots.

In your case, unless he has evidence that the pipe was not cracked before you moved on then he doesn't have a leg to stand on.
 
The DPS found in the landlords favour and allowed him to keep £450 for allegedly stealing 2 locks when I moved a few years ago. The locks were never installed and the outhouse in question didn't have a hasp for a lock in the first place.

I was never informed who the DPS was at the start despite asking and after e-mailing around the various ones, I had a reply from one stating that there was a deposit held in the landlords name as the tenant and that they wouldn't discuss it with me. After going back and forth and with 1 hour to go to their deadline, they agreed that I could appeal. When I did, they went back to telling me that I couldn't appeal because the landlord was down as the tenant. After that, they admitted it was a clerical error and let me know why the deductions were being made, I responded with the pictures, but they still sided with the landlord.

I actually went as far as contacting the previous tenants who said he tried the same thing with them.

I got the last laugh as my wifes sister had him sacked.
 
I would've thought this would be an open and shut case (in your favour) with the DPS.

That said, I do think you should take down the picture that shows your landlord's details. Or at the very least, obscure that part.
