does anybody know where i can get a certificate from? we had some electrical work done over 20 years ago (bathroom extractor fan and light) and trying to sell the house and the buyers want every bit of paperwork that we've never heard of for everything and its mother lol, i have no idea who even done the work.

I would have thought since its been that long you'll need to either have it tested or pay for indemnity insurance

Testing COULD cost a few hundred. Insurance pennies in comparison

Tell the buyers to get stuffed, there is no obligation to provide any of this.

Last house I sold the buyer wanted all sorts of things - a gas safety certificate, periodic electrical certificate, double glazing certificate.... the list went on. The response from us was "we do not have any of those things and are unable to provide them"

End of discussion!

Not according to my hand book, says it's recommended a cert is given for all work but only required for notifiable work.

Nope, upon completion of a new circuit or changes to an existing circuit, documentation is required to be provided, as per chapter 63. It's mandatory to comply with the regulations.

Any electrician working to the regulations and part of an accredited body, NICEIC, NAPIT, ECA will be required to provide certificate, whether it is notifiable or not.
