It's not actually for me, it's for an older relative who is selling up and down sizing. They bought the property just before EPC's were compulsory and have already checked that there isn't one on it.
I just hate slimy crooked estate agents and anything to save the relative some money is all good.
A work colleague recently sold his property and the EA didn't even give him a breakdown of the costs, which included an EPC.

Estate agents are under a lot of pressure from the cheap online mob so it shouldn't be difficult to get them to throw in extras like an EPC for free. Play them off one against another and you'll be surprised how quickly they compromise especially if your house is an easy sell in a good area.
The estate agents selling my parents house arranged for someone to come and do the EPC and floor plan at no cost a couple of weeks ago FWIW.
Yes, if it was me I would have asked for a breakdown. On the other hand, why should you have to ask an EA that has been family run for nearly 100 years, they should be professional enough without asking/demanding.
Online EAs might be a growing thing but not around here. Only one property in my town is listed with an online EA today out of the 150+ listed on Rightmove.
Yes most of the local EAs will do an EPC in house with their own surveyors. But how do you really know if it is thrown in for free when they are issuing invoices with no cost breakdown (see above)!
