What is the average price EA's charge for these when selling a property?

I've found folk who can do them for £40-£50 so I don't want to be paying an EA £££ on top of their commission fee.

Which part of the country do you live? I was able to get the council to issue me with a free EPC. This was in Portsmouth so I'm not sure if it is possible elsewhere.

Prices vary. £40 is cheaper than a lot of places I've seen. I think ours was £75 in South Wales.

Admittedly they pretty much all the say the same thing and I can't really see why they are necessary.
The difference between an E and a B costs about £100 a year in energy bills. To get from an E to B you need to spend about £4000.

bear in mind, it lasts 10 years. So it may have already been done for your property. So search for it on line perhaps.

Really - on what basis?

I've got a few Portsmouth properties and I've not heard they'd do it for free!

OP - get the cheapest you can, they're a pointless piece of paper to pander to the EU.

The estate agent who valued our place said they would include it as part of the deal which was a no sale no fee offer with just a final % of the sale.

It's not actually for me, it's for an older relative who is selling up and down sizing. They bought the property just before EPC's were compulsory and have already checked that there isn't one on it.

I just hate slimy crooked estate agents and anything to save the relative some money is all good.

A work colleague recently sold his property and the EA didn't even give him a breakdown of the costs, which included an EPC.

Ring British Gas and ask for free loft insulation, they'll send someone out to do a free EPC as apart of the survey

That is your work colleagues fault surely?

Estate agents are under a lot of pressure from the cheap online mob so it shouldn't be difficult to get them to throw in extras like an EPC for free. Play them off one against another and you'll be surprised how quickly they compromise especially if your house is an easy sell in a good area.

The estate agents selling my parents house arranged for someone to come and do the EPC and floor plan at no cost a couple of weeks ago FWIW.

Yes, if it was me I would have asked for a breakdown. On the other hand, why should you have to ask an EA that has been family run for nearly 100 years, they should be professional enough without asking/demanding.

Yes most of the local EAs will do an EPC in house with their own surveyors. But how do you really know if it is thrown in for free when they are issuing invoices with no cost breakdown (see above)!

In a popular area I would only expect to be paying a percentage with no fees!
