You just work out the price between the buyer and seller, then you need a solicitor to complete the paperwork and land registry stuff, and the transfer of money officially.

Thats about all I can say really, as when I did it it was all over in a few days.

Fee was around £450 but this was way back in 2004.

Sorry cant tell u anymore, it was that simple.

And did you have your seller already lined up or did you have to market the property yourself? It's a completely different game marketing your house properly and well opposed to selling to someone you already knew/was already interested in buying.

Yup, you are 100% correct. I purchased the house off a friend.

So there was not the added complication of finding a buyer/seller etc.

However, you can see the general trend now, with people advertising their own houses in different (usually electronic) ways.
 
I'be just started selling my house with eMoov. Fees are 349+Vat or 99 a month. Early days but I'm impressed so far. Fact is that 90% of houses are found on line these days so why pay big fees for a highstreet agent?
 
when we were looking one of the estate agents actually told us that we wouldnt find cheaper than 2.5% as all the estate agents in the area had agreed not to go below that amount!

I reckon there is about as much trust in a syndicate like that as there is between a bunch of Arabs in OPEC.... Whilst they might agree to something up front they're inherently untrustworthy people and will blatantly be doing deals on the side contrary to whatever agreement they had.
