Previous Payment (survey, design and planning application stage): £780
Additional cost of new planning permission: £120
Building Regs: £520 (paid by Architect and recharged to me at no extra cost)
Structural Engineer: £228 (paid by architect and recharged at no extra cost)

My architect came round, surveyed, designed an initial plan for a 2 storey side extension (approx. 60m2 floor area), dealt with planning where it got recommended for rejection by highways due to parking/driveway access, redrafted a single storey rear extension (27m2), dealt with planning again until approved. sorted out the structural engineers work required (steels and timbers) and also had the initial meeting with the building regs chap with my builder.

can't see that stacking up for anyone carrying appropriate pii cover!
 
planning application fee - is that not a fixed fee from local council?

In scotland - the planning application fee is a fixed fee based on the estimated building costs.

Looks a little expensive - however it is a pretty large extension!!!

Don't be scared to walk around your local area and see who's had extensions of similar size done, or check local register for extensions. Check applications or chap a few doors and ask who they used for architects and were they happy etc.

The letter is the architects fee and excludes the local authority fees

In Scotland planning fees are fixed for domestic projects - it isn't based on costs of anything, only the number of dwellings the application relates to...
Building Warrant application fees in Scotland are based on the cost of construction. :)
 
Ooooh. Never noticed that, will have to check with him. If he's not then he's very naughty as he represented himself as one! Saying that, the design and detail of the build was all spot on.

yeah, no one at that company is registered on the arb website... tbh it's not that critical if the job is finished but if you had had any problems when he was carrying out the services you wouldn't have had much to go on!
 
Had a second architect visit today, explained our ideas and had a completely different perspective on ideas and suggestions, just need to wait for his quote to come through before we decide.
 
Does anybody have any experience with VAT708 and 5% vat for renovating property which has been empty for 2 years or more?
 
Yes, you need to get your council to supply you with an empty property letter confirming the property has indeed been empty for greater than two years. Once you have that, you can give a copy of this to your VAT registered supplier who should charge a reduced VAT rate of 5%.

However be warned most people aren't aware and refuse to deal or acknowledge it, also it has to be for products including a service which are fixed and part of the core building.

Windows and doors are good examples.
 
Ok thanks for the info, going to give my local council a ring tomorrow and speak with the empty property officer.
