I'm thinking about getting the old pebble dash removed off my house and new modern up to date render done in replace. I'm also planning on updating the uPVC windows for new black ones. Which is best to do first, put the new windows in then render, or get the render done first then the windows? Don't really want the new render damaged while they are putting the new windows in.

You might not be able to remove the pebble dash without ruining the brickwork underneath. Might be simpler to render straight over the top of it? Whoever first decided to put that stuff on houses should have been hung, drawn and quartered :(

Remove the dash, windows then render. The window guys get to seal your windows properly and the render guys will mask the windows off when they come to do their work

You can get a one coat render that goes over the dash if it is sound. You could also go external wall insulation over the dash if you have a solid wall, once again depending on soundness and level.

I thought this but then read an article. In summary, there isn't many exterior treatments that last 100+ years and cost <£3k. I guess they add a layer of protection for what was a solid wall house exposed to the elements.

It is proper grim though.

Price up external wall insulation.
It will go over the top of existing wall and a skim of new render on top.
The cost of removing existing render and re-applying may not be too far off the insulation.

This, you'll never get pebble dash off without a lot of time and pain. Colour through render over the top and job done.

With ours it didnt add much thickness so there wasnt a huge step to next doors origional pebbledash.

That's banging. I didn't realise you could do that!

I guess this is just a cosmetic thing though?

Yes. It was to tie the extension in as we didnt want to pebble dash the extension. The entire rear is rendered to as it covers a mix of old and new walls and just would have looked a mess otherwise.

I will add its not cheap stuff though! was about £15 a bag which does 1m2 I think if my memory serves me correct! Fortunatley the brother in law is a plasterer / tiller so he did it and also had 10 odd bags left from a previous job so the colour was kind of picked for us!

New one looks much nicer great transformation! Opening that front wall up was a good idea as well.
It was partly done so the bit in front of the window still counts as a drive, so we could make the drop kerb twice as wide. The road is narrow so without it being that wide we would struggle to get off the drive. Its also very handy for bulk deliveries!

I think what I'll probably do then is get the pebble dash removed first, then get the new windows in before the new render is done.

Under the pebble dash are normal house bricks as the pebble dashing is not original from when the house was built and was put on much much later. I just don't know who would remove it though, I was thinking the people who do the render would do it but if I'm removing it first before the windows then they might not.

The lads who remove the window will just knock it out of the way; you don't need to remove it all and fit the windows. Just tell them when they come to be brutal with it and remove anything in their way. Then when your new render people come they can sort it out for you.
