Yep, been through that twice now (we're two parties renting individual rooms off the landlord so I negotiate it with him). But it's painful and can take weeks-months. It would be nicer to find good people and not have to go through that.

That sucks, fortunately for the OP he’s going to have an easier time with evictions as a live in landlord with a lodger. (He does have to make sure to take some steps to ensure the lodger is a lodger and doesn’t become a tennant IIRC)

yes, I work day/night shifts and so does the lodger I have. You both have to be considerate of each other. But I like that we don't have time off at the same time.

Wow! It's one thing saying you're not a smoker and then popping outside for a cigarette, which seems perfectly acceptable to me, but a completely different story if they smoke inside! I have no idea why anyone would want to smoke cigarettes inside, unless it's student days.
