First Non-ISP Router Suggestions?

Hi ladies and gents,

Lurker here, been a good while since I posted on these forums, but I've got a request for some advice and figured you guys could help. My technical ability is good, but I've not followed the latest trends in PCs/networking so I'm not sure what the latest and greatest is.

Usually been perfectly content with whatever router I've been given by my ISP. However, I've now got to the point where I've got a fair few things on my network, and I had it set up nicely, my own VPN, 3D printer, magic mirror, networked storage, PoE cameras, bunch of other things.

Recently switched to Virgin from Plusnet, and the main thing that's got me annoyed is the fact the subnet has changed (and is fixed), and there are rules on what WPA password I can set, so my high entropy, easy password, now needs numbers, special characters, whatever. This effectively broke all my existing static IPs and connections.

Not too much faff to put right, but it's ticked me off, and I'd like to move to my own router and put the VM Hub into modem mode.

Something else that has become a problem is the new neighbour's network. I suspect they've purchased 600 WiFi extenders, since they're occupying every single channel and the signal strength is insane. I've had a chat with them but I don't think they understand what the problem is, nor how they could help, nor why they should bother.

I've a small house, large garden (not critical it reaches this), 3 bedrooms, VM package is 250Mb with the Hub 3, and external network pipes in at a corner. About 20 devices, most on wifi, except for a powerline adapter in my office which I hardwire out for about 7 PoE and more important devices. Budget is an issue, I'd like to spend as little as reasonably possible, but not opposed to stepping up if there are clear gains to be made.

I've seen mesh networks and WiFi 6 are now a thing, I guess the real question I've got is do I stump for a more advanced, beefier single router, or a distributed setup? Is there a (robust) option to go for the former, then expand that out with mesh at a later date? I'd prefer a router that has lots of configurability (or openWRT capable) over one that sacrifices that for simplicity in setup.

When I was with Virgin (about six months ago), I had put their Hub3 in Modem mode. Connected my Netgear Orbi RB353 into Hub3. Orbi then ran all the WiFi nodes and an ethernet to a 16 port switch which supplied other wired connections. This worked great. RB353 (set of 3) Mesh is reasonably priced on Amazon and is WiFi6 duel band. Needless to say Hub3 did not have any wifi or ethernet connections except the Orbi one.
