First time buyer, is my solicitor taking the pee ?

I paid about £1000 in total. Mine were pretty good solicitors though, always kept me up to date and had a meeting to discuss everything about the purchase to nimrods like me.
 
Mortgage handling fee, basically arrangement fees for setting up a mortgage.

New build fee, nothing more than a reservation fee to secure the house I expect.

Why would you pay a new build fee through a solicitor?
Securing the house, that's what a deposit is for.
I don't see any difference in a solicitor working on a new build versus an existing property.
He has already added the land registry fee.



OP make sure you're on freehold and not paying ground rent to this developer for years to come.
 
I have a question. I am being given a parking space free of charge, do I need a solicitor or will the vender sort it out?

I would have thought a solicitor, as the land will need to be transferred into your name.

Is the space freehold or leasehold?

If leasehold you will also want to find out if there are any maintenance fees and also if there is a pepper corn rent to be paid.

More importantly than that, you will want to find out who you will owe money to if leasehold and how many years are left on the lease. Leasehold isn't that bad though. My house is leasehold to Wigan Borough Council, I pay £50 a year and have about 1000 years to go on the lease.
 
Sorry I was not clear, I own the 3 parking spaces next to the one I am being given. The developer is giving me the space in exchange for doing some work in the common areas. Its leasehold
