Good news :)

When they are out make sure you inspect the property and make sure everything works (heating, taps etc), nothing you'd expect to be there is missing and it's all in reasonable condition (doors, kitchen/bathroom fittings, carpets etc.).

But to answer the question you posed, yes you get the solicitors to raise queries on your behalf. Some they'll see and raise on their own, others you'll need to ask them to do it.
 
Does it matter, You are only required to maintain the boundary line which is an invisible line between the two properties. If a neighbour wants to put a brand spanking new fence up out of their own pocket and you don't mind then let them crack on. Free fence = win!
