Got my land back...

Essex, innit?
I've had two boundary disputes over the past year.

At the front of my house, we have a double drive. But we can barely fit two little Renault Clios on it.

When we checked the title deeds, it appeared that our neighbour had nicked a fair chunk of our front garden/drive.

After a fair bit of arguing and tears (on their side) I finally had the builders in yesterday to reclaim the front.

The strip we reclaimed is about 1.5m x 6m. We've both bought new cars, and mine being a 5m long pickup truck, without taking this land back, I wouldn't have been able to park on my drive.

Here's what it looked like before:

I'll get an after shot later when the neighbours are out. I don't want to rub salt in the wounds!

Now just one more to sort out at the rear, where another neighbour has about 1m x 15m of my garden!!

I'm going to be so popular around here!!!! :o

Stuff what they think. Your land is yours, not theirs.

yeah exactly.

I'm also building a big wall round my boundary on one side just to add to it. I've gone for Planning and been told it's not a problem. The neighbours on the other hand are not going to be happy!

How did you approach them about it in the first place?

Woop! Did they do it on purpose?

I think so, yes. It's quite bloody obvious really isn't it? I mean why on earth did their front lawn go into my drive, in front of my side gate?

the wall I'm building? I haven;t even mentioned it to the neighbours. I've discussed with the Planners though and made all the submissions.

The thing with my neighbour - I went round and asked if they could check their own deeds as I thought there was something odd going on since we couldnt get the cars on the drive. I'd already looked into it myself, and taken legal advice before this, so knew all the answers. I just played ignorance. It was last year, but we'd never got round to doing anything.

Now we've both ordered new cars, we needed to get it done urgently. I went round on Tuesday and told him I'd arranged it for Thursday!!!!

So you just went ahead and took the land back without mentioning it to them? Or did they know about that?

I'm assuming they knew about that but they don't know about the wall and it's the wall you're doing without them knowing...

only thing I would watch out for is that with it being a newish estate there will be covenants on vehicles that can be parked there , if it's the same as here then pickups are one of the ones that aren't ( as well as vans , caravans etc ) , if that is the case an annoyed neighbour may pick up on this :p

Just to get this straight in my own mind:

So you went to your neigbour and asked him to check his deed as you thought something wasn't right, he played dumb and you took back the land anyway?
...that only makes me assume your neighbour is a ****** and he did it deliberately and kept quiet hoping you wouldn't notice.

There are three things going on here.

1. Boundary dispute at the front that I've resolved (see photo above)

2. Boundary dispute at rear (1m x 15m) which I'm yet to do anything about.

3. Boundary wall to the side of plot that I'm going to build. Doesn;t affect anyone physically. I doubt the neighbourhood will like it though. The Planners are fine with it though. Basically I have a no-mans-land next to my house. See below:
