Help - land size area calculations

How can you calculate that from the info given?
On the basis that from the dimensions given (roughly similar all 4 sides), it would either be a truly weird-shaped piece of land or alternatively it's roughly square-shaped :p
 
I don't own the land

My auntie does, but she will be passing it on.
She has all the deeds like you say but is not in a real fit state atm to be hassled about this .
She is indeed a very rich lady, and considering very modest as well.
Her lawyer would be sorting this out, but having met him i do not trust him 1 penny.
 
So let me get this straight then.

1. Your Auntie owns the land in question
2. She is either very ill or not mentally fit to make financial decisions.
3. Somebody has made you an offer on land you don't own (yet?)
4. "passing it on" means before or after her death? If after, how do you know for sure you will be getting it until the will is read? And hence you can't sell something until you own it. If before, what right, if like you say she is "not in a fit state" do you and her lawyerhave to pass ownership to you and then for you to sell it? Massive taxes to be paid if that is what you are doing.
5. If it has to pass to you first before you sell it, why not wait until you have the deeds and ownership and hence know exactly how many acres there are before checking to make sure the laywer doesn't con you?
6. How can somebody make you an offer per acre if the quantity is unknown? It might be 7200 acres or it might be 1000 acres. They may not have the money to buy 7200 acres so either they know the amount of acres already or they are just registering an interest for now.

Even at undervalued agricultural values, that's gonna be one large inheritance tax bill!
 
Yeah, I think the best way to avoid large tax bills... pass on the land in sections to OcUK forum members. I'd love a couple of acres, build a little house and lots of garden for the dog. :p

Auntie is ill,land is going to be left to me as this is how I met the lawyer in question.
The lawyer has made on offer on the land to me already, hence I do not trust him, and told him i would not be interested and I left his office with him in tow asking me to make a deal.
The land is 4400 acres, the rest has been given over to other land owners and they have long term rental, going on the current price per acre the lawyer would be making a fortune on reasale.
I cannot get the deeds to be 100% as I do not have ownership like you say.
tbh I would rather have nothing as long as my auntie gets better.
Anything else now mr fish?
Ps my mother knew more about this then i gave her credit.

I have no idea of the value of the land, but if it was mine, I would hang onto it. Maybe rent to bring in extra cash if needed, but never sell it. Certainly not sell it to a lawyer looking to make a fast buck.

Not really fishing, just annoys me when people post questions with lies involved. Why not say what the situation is in the first place?

And why the question about size if you know only 4400 acres is sellable and the rest is on long term rental?

And land value is easy to do if you know the location and type of land.

But finally for advice, don't sell it to the lawyer and never just have one offer. Keep the land and rent it out if you can however I suspect there will be millions to be paid in duty so you may well have to sell a lot of it to pay the tax bill unless you have a few million spare already?
