Help speccing £700 build

Hi All,

I need help speccing for a work colleague.
He wants it for gaming and for 'some' 3d modelling.
He doesn't want to overclock, but that's something I could possibly persuade otherwise.

His budget is £700 and he needs:
CPU, MB, 16GB Ram, Graphics, Windows 7, PSU and Case.
I'm struggling to come under £700 without making compromises.
Here's what I have, but it's over budget and there's no case. What could I change? CPU and MB would be the obvious, but to what?

Does this warrant the need for another 8GB of RAM, would 8GB alone suffice?

I've had that conversation, but he wants 16gb!!
I'm not clued up on 3d modelling, so not sure if it's something that's more reliant on cpu or ram?
Maybe if I explain to him that memory is currently at a premium price he could stick with 8gb and maybe upgrade when/if prices come down.
That would free up another £50 for maybe the 4670k.
