I am writing to you to inform you I am unhappy with the building works that have commenced on the 4 November 2016 at xxxxxxxxxRd.

When we met week commencing 31 October 2016 , I informed you I was studying for my MSc and for the GARP FRM professional exam, I also informed you that I will be taking the exam on the 19th Of November.

There has been no prior communication from you or from the trust regarding this work, including the time table for the works. The level of works & noise l is greater than what would be normal for a terrace house building site.

As I work/study from home the constant vibration and noise is causing me suffering and distress. I have constant headaches, the continued exposure from xxxxxxxxx Road has become so distressing, I have sought medical assistance to treat my headaches.

This continuous noise has caused my paralysing headache; it threatens my level of cognitive abilities putting my exam success at risk. If I had known the starting date in advance I would have postponed my GARP exams. I have contact GARP regarding a deferral however the time period for this deferral has expired.

What are you hoping to gain from the letter? Or are you just airing your frustrations out on them?

I have no prior communication from you or from the trust regarding this work, including the time scale associated with the demolition works.

As I work/study from home your drilling and other build demolition works has caused me great suffering, I have constant headaches and still hear the drill at night even when no drilling has occurred. This continued noise exposure has forced to seek medical assistance to treat my distressing headaches.

hmm... Sue them?

I'm not sure what you are expecting to get out of this. It's building work, it happens. What are you expecting them to do, build quietly?

Did you not catch the drift of the previous thread?

As asked already, what do you hope to achieve by this? You'll likely get nothing more than a condescending/patronising letter in return that will only further upset you. That is if they even bother replying. Most likely the builders will have a chuckle at the precious one living next door and make even more noise!

If the quality of your course work is anything like your "letter", you sir, have failed already.

Unless the works are going on during the night, you have pretty much zero chance of getting anyone to literally; care.

General rule of thumb for building work (from the sites I managed) was the following (I quote myself here):

General construction work should be restricted to the following hours:
Monday to Friday 8am to 6pm
Saturdays 8am to 1pm
Noisy work is prohibited on Sundays and bank holidays

Examples of noisy activities include:
Using hand tools - hammers and saws
Using power tools - hand-held tools including drills, saws and sanders
Using plant equipment - such as Kango hammers, pneumatic hammers, cement mixers, large power saws, planers, compressors and generators
Piledriving
Erecting and dismantling of scaffolding
Partition walls - can produce high levels of noise for neighbours
Doubt you will have any luck whatsoever, buy some headphones and revise in bed that will drown out the noise and the vibrations.

Compensate for the. Cost of my. Exams, they are. Not cheap.

so hang on - you've not sat the exam, but you want them to pay for the cost of them.......sounds like your already setting yourself up to fail.

If you get headaches/need medical attention for some local building works you have more to worry about in life than exams.....

Go to the library, friends house, coffee shop, park if it's that bad. Otherwise get some ear plugs for 99p and man up a bit.

So you expect road works costing £1000's a day to just stop so you can have peace and quiet to study??:rolleyes:

Some people........

Sounds like someone has blown his exams and wants somebody to blame and pay for his own lack of competence.
If it is too noisy, study elsewhere.

It putting my exams at risk I cant go to the library as I need to use my PC for tutorials as I paid for an online course, books etc.. the exam is hard enough to pass it is very quantitative. The exam board will not allow me to defer as its too late, If was given a heads up I would have have postponed the exam. GARP course it changes each year new course material is added and old taken away.

There is another guy 2 doors down doing his PHD that cant concentrate, do you know what drilling into the foundations sounds like, they are doing a basement.

For future reference: noise blockers and earplugs are your friends. :) Even with the best of procedures and intentions in place, sometimes it's just impossible to avoid a bit of noise and disruption overlapping important events in your life. What did you expect the builders to do, ask their project manager to move the works/hours after your chat? Come on, mate. I don't think there's much ground for compensation here either.

When you have been given no advance notice regarding the works, I think you would change your mind, the creation of a basement on already existing foundations is pretty loud.

I don't care what he does, if he gave me an advance warning then I would have been able to defer it.

"Paralysing headaches"

"Great distress"

Bloody hell OP, MTFU.

Good job you told them what you're studying though, I'm sure that'll sway their concerns in your favour.

Include the cost and what you deem to be a suitable recompense for the time/distress the work has caused you.

Include the things that Will Gill mentioned about working hours etc if they have worked outside of them.

I don't think you will get the favourable outcome you want though, sadly someone will always be put out by building work as there is nebe a good time to get it done.
