Homebuyer Report.....Help with Issues

They don't seem like major issues to me. The house isn't going to fall down our explode. The consumer unit will be fine. Unless the house is brand new, the electrics somewhere in the house wont be up to current regs.

Do you want the house? If so, get it bought. By all means try to negotiate some money off the sale cost, it can't harm to ask. But don't worry too much about the issues on the report. You should have seen mine..! They do err on the side of caution.
 
Our Homebuyer report said much the same things on a 1987 house (new to me :)). I have taken it on the chin as we need to update throughout anyway. Only cat 3 items noted were the electrics (consumer unit), boiler (check) and gas supply (check).

I was more interested in Cat 1 items, roofing, walls and floors.
 
Issues within the 2 catagory are things you need to deal with when you have the time/money and just ensure they don't get to the point that leaks/further damage occur.

Issues within the 3 catagory need assessing before you commit to the property. Make sure you have the correctly qualified professionals take a look at each area and quote you for the work that is needed first. You'll have to pay for the certificate and you have every right to then keep that, but be prepared to pay for it yourself and don't expect the current owner to. You can always ask of course.

I ended up with a few certificates from a house I didn't end up owning, but it was little money compared to finding a complete horror show later on.

Simple as that really :)
 
What a waste of time that report is.

Nothing built before new regulations came out will be upto regulations..... I would ask for my money back.

If you ask me to lower the price based on that report i would tell you jog on, and wait for another buyer.

As for the consumer unit... when was the last time you actually heard of one catching fire.

I agree, except if you need to get a mortgage, the price valuation may be useful or if there is something so obviously amiss that an average unqualified buyer may not see on his one or two viewings.

I too would not lower a price based on that homebuyer report. However if the cat 3 warnings included the structural elements or damp then probably yes.

What happens at a boiler service?
The engineer will remove the boiler casing to look at its components. They will check the boiler is working safely and efficiently. A good service includes checking:

  • Correct gas pressure and flow
  • Flue and combustion. A flue gas analyser will be used to make sure the boiler is burning the right mixture of gas and air.
  • Electrical connections are clean and in good condition
  • Fans and other key components are working efficiently
  • Seals are intact
  • Electrodes are in a good condition
  • Safety devices are checked
  • Condensate trap and pipe is not blocked
  • Water and gas pipework
All they do at a "service" is check it's all working as intended. Nothing is actually done to "service" it.

Totally this, the only reason to service a boiler is to maintain the warranty!

Nothing in this report would make me think twice about buying the house and I'd laugh at you if you asked me for money off!

The regs on consumer units being metal are hilarious I fully expect them to change back to plastic to prevent the risk of shock at some point! The wiring regs seem to go through needless changes Avery year just to justify there existence!
