Did you look at the EPC, what did that say about heating?

As above, you have an easy 'win' in that they filled out the forms wrong/lied... BUT also as above, to meet the 'electric heating' requirements its a handfull of £25 electric oil filled rads.. So wont be much of a contribution towards the central heating you are hoping for.

Do you have hot water? How is that provided? Shower?

Talk to some local heating engineers, there will be ways of doing something even if its a stop gap till warmer weather.

Hell, if you have solar PV on the roof then electric heating (via a heatpump - Think aircon unit on 'heating mode') can work out almost as cheap as gas, and is an easy(ish) retrofit.

by their response i think they are hoping you fall over which sounds like you are willing to do as you say it's £750 for someone to look at the case and £2.5K for a system.

you need to get a solicitor involved now. the longer you leave it the worse it is for you. get your solicitor to liaise with their solicitor directly. don't have a moron estate agent as a middle man.
 
just make sure you've got the paperwork to cover it then a few clear letters should sort it out.

I wouldn't pay a solicitor £750 for that.

Forget Hive or any fancy things like that - they can fit any cheap bog-standard centrally controlled system, using anyone they want, and it'll be acceptable.

If you want more than that, get your wallet out.

Hah, I'm in a village with no gas, 2 miles down the road they have gas, 10 mike's the other way they have gas.
 
It's a house in the countryside, but a lot of new/newish houses have no gas now as it's the standard due to low gas resouces; so I've been told.

The hotwater is supplied by an electric tank and a timer system which used to control the heating system.

We are making progress all parties (with the expection of their legal team who sounds like they want to drag it to legal system for £££) agrees that something needs to be done about the heating by the previous owners.

They want to pay for a like for like system that was orginally in the house to be put in, which I agree is fair but they think that they can get it done for £1K.
I just been off the phone to one of the sparkies that came round to quote me for a hive system and said the minimum he can do that for is around £1.75K.

I've spoken to the estate agents again and simply said; if they can put £1.75k towards the heating system which is what I been quoted for panel rads. I'm prepared to walk away and put the rest of it towards a heating system that I would want as prevously meantion in another post.
 
Why does that sound far fetched?

The pipe work alone would cost a bunch, then you need time and sadly they need to earn a living!

Yub, there's no piping but there's all the eletric cables to run and truck... I think they just want to get panel rads and plug them into the wall sockets which isn't a system, I could go to agros and get a load of oil filled rads that do the same thing and I don't want to run around like a **** switching them on and off.

Again, I can't believe why anyone would finish a house to a high standard and not put ANY heating into it.
 
Get a quote for electric heating, say £1500 offer them to pay you outright instead but a little less as you dont want electric storage rads anyway say £300 less and hope they go for it then fit whatever heating you wish

Mate, that's what I've done... I've got three quotes from three different local sparkies and they all quoting upwards of 3K to 4K for the heating. Orginally I said that I was willing to put the rest if they put in 2/3 which was around 2.5k.

Now the plan is for them to pay for a replacement heating system like what was orginally in the house, they think it costs 1k but the quote I've been given was 1.75K.
 
How big is the house? Cavity & roof, insulation? Door and window types? What is the estimated BTU's needed?

Direct electric, even economy 7 storage is terribly expensive to run. Sounds like they're talking cheap convection heaters. There are some wifi controller, smart rads out now. Or fan assisted storage heaters, cheaper to run with timer & room stat, but more £500 each though.

Have you looked at LPG or a heat pump system?

It's a standard two up two down semi detached, insulated.. uPVC windows (double glaze) and doors. it's nothing wierd, just that the down stairs walls have been removed so I have massive living room/dinner/kitchen. All the sparkies have said the same, two for downstairs, one for each of the rooms upstairs and one bathroom. There's hardly any hall or landing.

This is the reason why we taking about how much they putting towards a new system rather than just doing a like for like replacement; they just think that they can get a like for like for about £1K; while I've been quoted for £1.75K. I'm more than willing to pay the other 1.75k it will cost me for a hive (wifi) control system.

LPG would require me to have a tank in the backyard, I've already have plato, decking, waterfall water features installed... cost wise it's not much cheaper than hive wifi control system but requires more messing about.

Its a bit more than a guesstimate for the rads tbh. The quote should calculate the BTU's per room if given approx sizes and state of insulation. This Hive, how does it control each rad? Are there room stats on the rads? What type are they quoting?

I wasn't suggesting LPG or heat pump would be cheaper initially, in fact doubtful. But consider the running cost of convection heaters will be enormous when compared over a few years. Worth considering as you're starting from scratch with a lump sum.
 
Seriously, look into a decent heat pump system. Much more efficient than normal electric heating, and in the summer you can use it to provide air-con. :) :D
